Q1 2026 is in the books for Johnson County luxury real estate. Here's what actually happened to prices, inventory, and buyer demand—and what it means for spring.

Spring is here, Q1 is done, and I've been getting the same question from buyers and sellers alike: "Tara, what is actually happening out there?"

So let me give you the real answer — not the headline-grabbing take, not the national trend story, but what's actually happening on the streets of Johnson County right now, in the communities I walk through every week.

The Q1 2026 Snapshot

Johnson County continues to be one of the most resilient luxury markets in the entire Midwest, and Q1 2026 reinforced that. Here's what the data looks like:

Appreciation holding steady. We're tracking approximately 6% year-over-year appreciation across the luxury segment — homes priced above $700K. That's not a boom, but in a rising-rate environment where many markets flattened out, holding 6% is genuinely impressive. If you bought in Sundance Ridge, Mills Farm, or Lionsgate two years ago, you've built real equity.

Inventory is thin but less frenzied. The frenzy of 2021–2022 is behind us, and that's actually healthy. Homes that are priced right and presented well are still selling quickly — under 30 days in many cases. Homes that are overpriced or need work? They're sitting longer, which gives buyers a little more breathing room than they've had in years.

Days on market by community:

  • Sundance Ridge: ~31 days average (strong)
  • Mills Farm: ~60 days (more negotiating room than it's had)
  • Lionsgate: ~196 days (elevated — pricing sensitivity at the $1M+ range)
  • Mission Ranch: Moving well, especially anything below $900K

What Sellers Need to Know Right Now

Here's the truth: the days of throwing any price at a home and getting it are gone. But that doesn't mean it's a bad time to sell — it means you need to be strategic.

Price it right from day one. I've watched homes in Mills Farm sit for four months because sellers anchored to 2022 comps. A well-priced home at current market value generates more competition — and often a higher final sale price — than an overpriced home that eventually needs a reduction.

Presentation still matters enormously. Blue Valley buyers are discerning. They're comparing your home to new construction in Sundance Ridge, and they know what $809K looks like when it's done right. Professional photos, staging, and that first impression when someone pulls into your driveway — it all matters.

Your timing window is opening. Spring is historically the strongest listing season in Johnson County, and we're entering it right now. April and May are when the most motivated buyers are actively searching, often tied to school year planning for families with kids in Blue Valley. If you've been thinking about listing, this is the window.

What Buyers Need to Know Right Now

Interest rates are still elevated compared to the 2020–2021 environment, but the buyers I'm working with right now are mostly making peace with that — because they've realized that waiting for rates to drop while competing against everyone else who's also waiting isn't a strategy. It's a gamble.

The opportunity in the $700K–$900K range. This is the sweet spot I keep coming back to. Mission Ranch, the entry points in Sundance Ridge's Red Fox Run section, and select Mills Farm resale homes are all sitting in this range right now. Blue Valley schools, established communities, real homes — at price points that would have been unthinkable five years ago.

New construction has its moment again. Sundance Ridge's Archers Landing section has buildable lots available, a brand new Blue Valley elementary school going in, and builders like Rodrock and Walker Custom Homes actively delivering. If you're okay with a 12–18 month build timeline and want to make it exactly yours, this is worth a serious look.

Don't sleep on the equity play. If you're renting right now while waiting for the "right time," run the numbers. A $750K home appreciating at 6% per year is gaining $45,000 in equity annually. Two years of that while you rent is $90K that went to your landlord instead of your net worth.

The Communities I'm Watching Closely This Spring

Sundance Ridge is my primary focus for buyers wanting new construction or recently built homes. Day 27 of the campaign we've been running — and buyer interest has been strong. The three sub-neighborhoods (Big Sky, Archers Landing, Red Fox Run) give buyers genuine choice within a single master-planned community, and that $4 million clubhouse still closes deals when I walk people through it.

Mills Farm is having an interesting moment. Price per square foot is down about 14% from its peak, which sounds alarming until you realize it's creating a genuine value play in a community with 40+ years of established trees, architectural diversity, and a location that's hard to beat. Smart buyers are paying attention.

Lionsgate remains one of the most aspirational communities in all of Johnson County — 8 distinct sub-neighborhoods, a Jack Nicklaus Signature golf course, lakefront paths, and homes that hold their value over time. With days on market elevated, there's more room to negotiate than this community has seen in years.

Mission Ranch continues to attract buyers who want Blue Valley schools without the top-of-market price tag. The 159th Street corridor is building out fast with new retail and restaurants, and this community is directly in the path of that appreciation wave.

What I'm Telling My Clients Right Now

Whether you're buying or selling, the theme is the same: act with information, not emotion.

If you're selling: Know your numbers, price it right, get your home ready, and list during this spring window.

If you're buying: Don't wait for perfect rates. Find the right home in the right community for your family and make your move while there's still negotiating room.
