If you've started researching Johnson County and your browser tabs are multiplying by the hour, you're not alone. I talk to families every week who are moving here from Dallas, Chicago, Denver, or just upgrading within the metro — and the most common thing I hear is some version of: "We love it all, but how do we actually choose?"
Here's my honest answer: choosing the right neighborhood in Johnson County isn't really about rankings or "best of" lists. It's about matching your life to a community. And once you know the right questions to ask, it gets a lot clearer.

Start With Schools — But Don't Stop There
Schools are usually the first thing families ask about, and for good reason. Johnson County is home to Blue Valley USD 229, one of the top-ranked school districts in all of Kansas — and consistently competitive nationally. Blue Valley serves communities including Overland Park (66085), Leawood, Mission Ranch, Sundance Ridge, Lionsgate, and Mills Farm.
Shawnee Mission USD 512 covers much of Overland Park (66062, 66207), Prairie Village, Roeland Park, and parts of Lenexa. Shawnee Mission has excellent schools with strong arts, athletics, and career programs.
Olathe USD 233 is one of the largest districts in the state and has made major investments in academic programming in recent years. It's often overlooked, but buyers who prioritize value over prestige find great schools here.
My recommendation: don't just look at district-level rankings. Look at the specific elementary your kids would attend. Visit. Talk to parents. School culture varies more than the numbers show.

Overland Park — The Everything City
Overland Park is huge — it spans multiple school districts and a wide range of price points. The 119th to 135th Street corridor is established, walkable to amenities, and great for families who want to be close to shopping, restaurants, and parks without being downtown. South Overland Park (135th and beyond) is where you find newer construction, larger lots, and communities like Sundance Ridge and Mills Farm — both in Blue Valley with resort-style amenities. Leawood — Prestige and Proximity
Leawood is where many families land when they want established luxury, mature trees, and a neighborhood that feels finished. Communities like Hallbrook and Ironhorse are here. You're also in Blue Valley schools, and you're close to Town Center, Corbin Park, and easy access to I-435.

Olathe gets underestimated. For families who need a 4- or 5-bedroom home and want a great neighborhood without paying $800K for it, Olathe delivers. This is the one buyers most commonly underestimate. Johnson County has a lot of traffic, and where you live relative to where you work matters — a lot.
