Thinking about moving to Leawood, KS? Here's what luxury buyers really find once they arrive — schools, neighborhoods, prices, and the surprises.

I've helped dozens of families move to Leawood, KS over the years. And every single time, there's a moment — usually about three weeks after they've settled in — where someone texts me and says some version of: "Tara, why didn't we do this sooner?"

It's not just the beautiful homes. It's the whole package. But it's also not without its surprises, especially if you're relocating from out of state. So let me give you the honest version of what moving to Leawood actually looks like.

Why People Choose Leawood in the First Place

Leawood sits at the southern edge of Johnson County, Kansas, right where Overland Park bleeds into a quieter, more residential feel. It's not a big city — it's a planned community that figured out exactly what it wanted to be and then executed on it.

Here's what consistently brings buyers here:

  • Blue Valley School District. The #1 reason. Blue Valley produced 51 National Merit finalists in 2025 alone. For families with kids, this is often the deciding factor.
  • Property values that hold. Leawood's median sale price has stayed above $600K even through the market volatility of 2023–2024. Buyers here tend to see real appreciation over time.
  • Quality of life. The parks system is exceptional. Roe Park, Ironwoods, Black Hoof — these aren't afterthoughts. They're genuinely beautiful spaces that families use every day.
  • Access without congestion. You're 20 minutes from the Power & Light District in Kansas City proper, 10 minutes from Country Club Plaza, and you rarely sit in traffic to get there.

The Neighborhoods You Actually Need to Know

Not all of Leawood is the same — and this is where out-of-state buyers often get surprised. Let me break down the main areas:

Hallbrook

If prestige matters to you, Hallbrook is your answer. It's a private, gated community in the northeast corner of Leawood with some of the most impressive custom homes in the entire metro area. We're talking $1M–$3M+, championship golf, and a residents-only country club. The HOA is active, the landscaping is immaculate, and the neighbors are executives and longtime KC professionals.

The tradeoff? Entry price is significant, and if you're not into the country club lifestyle, you might find it quieter than you expected.

Leawood Country Manor

A more traditional, established neighborhood with large lots and older custom construction. Homes here were built in the 1980s and 1990s and have been well-maintained. Prices range from $500K–$900K depending on updates. Great for buyers who want space and don't want brand-new construction prices.

The Lionsgate Area (South Leawood / North Overland Park Border)

This is where things get interesting. Lionsgate straddles the Leawood/Overland Park boundary and is technically an Overland Park address in some sections — but it competes directly with Leawood for the same buyer. It features a Jack Nicklaus Signature Design golf course, a luxury clubhouse, and home prices that range from the high $500Ks to well over $1.5M on premium lots.

If Hallbrook feels out of reach but you still want resort-style amenities and Blue Valley schools, Lionsgate is worth a serious look. I've had buyers come in specifically for Leawood and leave with a contract in Lionsgate — and they've never looked back.

Newer Construction in 66209 and 66211

The northern ZIP codes of Leawood have seen some new construction activity, though it's more limited than communities like Sundance Ridge or Mills Farm further south. If you want newer construction in or near Leawood, your options expand significantly when you open up to the broader Johnson County area.

Schools: Here's What the Data Actually Shows

Blue Valley Unified School District (USD 229) serves Leawood, and this is genuinely one of the best public school districts in the country. Not "pretty good for Kansas" — actually excellent by national standards.

Elementary schools serving Leawood include:

  • Blue Valley Elementary
  • Overland Trail Elementary
  • Leawood Elementary

Middle schools:

  • Leawood Middle School
  • Blue Valley Middle School

High schools:

  • Blue Valley High School
  • Blue Valley Northwest High School (for some boundary areas)

The feeder pattern matters when you're buying a home. Which school your kid attends depends on your exact address, not just the general area — so always verify with the district before you close. I make this part of every buyer consultation I do.

What Buyers Don't Expect: The Honest Surprises

1. How fast things move.

If you're coming from a slower market, Leawood will shock you. Well-priced homes in the $600K–$900K range often get multiple offers within the first week. I've seen buyers lose properties three times before they adjust their strategy. Pre-approval isn't optional here — it's table stakes.

2. HOA fees range wildly.

In Hallbrook, you're paying $3,000–$4,000+ annually just for the HOA and additional fees on top for country club access. In other neighborhoods, it might be $500/year. This affects your total cost of ownership significantly, and it's something I always walk buyers through before they fall in love with a listing.

3. You're buying into a community, not just a house.

Leawood has one of the strongest neighborhood associations in the metro. That's a feature if you want well-maintained common areas and enforced standards. It can feel like a constraint if you were hoping to park an RV in the driveway. Know what you're walking into.

4. The value is in what you don't have to deal with.

No state income tax headaches (Kansas has income tax, but it's predictable). Outstanding public safety — Leawood has consistently low crime rates. No through-traffic issues. No industrial noise. These are invisible benefits that don't show up on a listing sheet, but they're real.

What Does Leawood Actually Cost?

Here's a snapshot of the current market:

| Price Range | What You Get |

|-------------|-------------|

| $450K–$600K | Solid resale homes, good condition, established neighborhoods |

| $600K–$900K | Updated custom homes, larger lots, most sought-after range |

| $900K–$1.5M | Premium custom construction, Hallbrook entry-level, large lots |

| $1.5M+ | Hallbrook estates, significant custom builds, golf course homes |

Prices have remained relatively stable through 2025 and into 2026, though the market has shifted slightly toward buyers compared to the frenzy of 2021–2022. That means more negotiating room, but the best homes still go fast.
