One of the most useful questions a buyer can ask me is also one of the simplest: "At my budget, what do I actually get?"

Lately that budget, for a lot of my clients, is right around $1.5 million. It's a number that sounds like it should buy the same house anywhere — but in South Overland Park, it absolutely doesn't. Depending on which community you're standing in, $1.5 million is either the entry point, the comfortable middle, or the top of the market. Knowing the difference is the whole game, so let me walk you through it the way I would in the car between showings.

First, What "South Overland Park" Actually Means

When I say South Overland Park, I'm talking about the zip codes south of roughly 135th Street — 66221, 66223, 66224, and 66085. It's the part of the metro that's been absorbing most of the new luxury construction, and it's almost entirely fed by Blue Valley schools, which is a big part of why demand stays high even when interest rates wobble.

What makes this area interesting at the $1.5M mark is that the communities are genuinely different from one another. Same general area, same school district, very different value propositions. Here's how that budget plays out across the four I get asked about most.

Sundance Ridge: $1.5M Buys You Near the Top — With Room to Customize

In Sundance Ridge, the 66085 community on the south edge of Overland Park, the range runs from about $600K all the way past $2M. That spread matters, because at $1.5 million you're shopping in the upper tier — and because so much of Sundance Ridge is still new construction, a lot of that money goes into choices rather than just square footage.

Mills Farm, in 66221, is the resort of the group. The median sale here sits around $809K, and the range tops out near $1.6M+, so $1.5 million puts you firmly at the high end of the community — one of the larger, more custom homes from builders like Braklow, Covenant, or James Engle.

What you're really buying at Mills Farm, though, isn't just the house. It's the lifestyle package: resort-style pools, a fitness center, tennis and sand volleyball courts, the lakes, the Coffee Creek Trail, even the bronze horse entrance everyone recognizes. The HOA is heavier here than in lighter communities, and that's the point — at $1.5M you're paying for a home and an amenity footprint your family will actually use all summer. For buyers with kids who want the community to be the destination, this is often the strongest fit.

Mission Ranch: $1.5M Is Above the Top of the Market

Mission Ranch in 66224 is the most price-disciplined of the four. The range here runs roughly $780K to $1.1M, which means $1.5 million is actually above where this market typically transacts.

I'm honest with clients about this: if you're set on spending $1.5M, Mission Ranch may not be where you put all of it, because you'd be the most expensive house on the block — and that's rarely the smart resale position. Where Mission Ranch shines is the buyer who wants Blue Valley schools, excellent curb appeal, and a lighter HOA, and who'd rather spend $950K–$1.1M and keep the rest. It's the community I point to when someone says, "I don't need the resort, I just want a great home that holds its value."

Lionsgate: $1.5M Is Right Around the Median

Lionsgate, in 66223, is the established luxury name in this conversation. The median here is about $1.3 million, with the range stretching past $2M, so $1.5 million lands you just above the middle of the market — a comfortable, move-in-ready luxury home rather than a stretch.

This is the community built around the Nicklaus Design golf course, with lakefront paths and a country-club identity that's been in place for years. At $1.5M you're not buying the biggest estate in Lionsgate, but you're buying into a mature, amenity-rich neighborhood with a proven track record. For buyers who value golf, prestige, and a community that's already fully grown-in rather than still being built out, Lionsgate earns its premium.

And if you want established luxury and golf, Lionsgate puts you right in the heart of its market.
