People hear "south Overland Park" and picture themselves a long way from everything. The reality is the opposite. The communities down here near the 135th, 159th, and 175th Street corridors are some of the best-connected suburbs in the entire metro, and the road improvements over the last couple of years have only made it better. A quick note on how I'm giving you these numbers
Everything below is a typical weekday-morning estimate. Traffic varies, weather varies, and where you live within a community matters — a home off 175th Street is a different drive than one near 135th. I always tell clients to drive their actual route at 7:45am before they fall in love with a house. These numbers get you in the ballpark, but your real commute is worth testing in person.
T-Mobile headquarters (Aspiria campus)
For a lot of the professionals I work with, this is the big one. T-Mobile's headquarters sits at the Aspiria campus near College and Nall in Overland Park. From the south Overland Park communities — think Sundance Ridge off 175th, or Mission Ranch in the 66224 corridor — you're typically looking at a 20 to 25 minute drive on a normal morning. You take a smooth shot up Nall, Metcalf, or US-69, and you're there before your coffee gets cold. No highway white-knuckling, no downtown gridlock.
Garmin headquarters (Olathe)
Garmin's headquarters is over in Olathe near 151st and Ridgeview. This is honestly one of the easiest commutes from the south Johnson County communities. From most of these neighborhoods you're looking at roughly 15 to 20 minutes heading west on 159th or 151st Street. For dual-income families where one person is at Garmin and the other is somewhere along the Nall corridor, south Overland Park splits the difference beautifully.
Corporate Woods
Corporate Woods, the big office park near 110th and College, is a daily destination for thousands of Johnson County professionals. From south Overland Park you're typically 18 to 22 minutes up US-69 or Antioch. This matters a lot for the established, tree-lined communities like Mills Farm — Corporate Woods is practically a backyard commute, which is a big part of why those homes have held their value for decades.
Downtown Kansas City
Here's the one that genuinely shocks out-of-state buyers. From south Overland Park to the downtown KC loop, you're usually looking at 30 to 35 minutes door to door on a normal morning, straight up US-69 to I-435 or I-35. Coming from a bigger metro, that's the kind of commute people dream about. You get big-city careers and big-city culture without paying a downtown price tag or sitting in an hour of traffic each way.
KCI Airport (MCI)
For the frequent travelers — and I work with a lot of executives who fly weekly — Kansas City International is on the far north side of the metro. Plan on 40 to 50 minutes from south Overland Park, depending on the time of day and how the airport-loop construction is behaving on any given week. It's the longest regular drive on this list, but it's a straight, predictable highway run, and the brand-new terminal makes the trip worth it.
Oracle Health (formerly Cerner) and the hospital corridors
A lot of buyers down here work in healthcare. The Oracle Health (formerly Cerner) campuses are spread across the metro, but the south Kansas City campus near the I-49 corridor is roughly 25 to 30 minutes from south Overland Park. Children's Mercy and the major hospital systems closer to the state line and downtown land in that same 25-to-35-minute window. Again — predictable highway driving, not stop-and-go misery.
What the US-69 improvements changed
If you looked at this area even a few years ago and wrote it off as "too far," it's worth a fresh look. The US-69 expansion through Overland Park added capacity along one of the spines that these southern communities rely on, and it's made the trip north noticeably more consistent during peak hours. Consistency is the part people underrate — it's not just about the average drive time, it's about not getting surprised on the mornings you can't be late.
This is also why the location piece does so much quiet work for resale. Buyers will always pay for a commute that's livable. A community like Lionsgate up near 135th sits even closer to the job corridors and the Prairiefire shopping and dining district, while the 159th and 175th Street communities trade a few extra minutes for newer construction and bigger lots. There's a version of this that fits almost everyone.
So is the commute actually good? Yes — and here's the honest version
If your priority is being within a reasonable drive of the metro's biggest employers, south Overland Park genuinely overdelivers. Most of the daily destinations my clients care about land inside 25 minutes, and even downtown and the airport are far more manageable than what people are used to coming from Chicago, Dallas, or the coasts. You're not sacrificing your evenings to get a great school district and a great house.
