Relocating to KC for T-Mobile, Garmin, or a corporate transfer? Here's how executives use their relocation package wisely and land in the right neighborhood.
If your company just handed you a relocation package with "Kansas City" on it, take a breath — you're going to be fine. Better than fine, actually. I've walked executives and their families through this exact move for years, and I can tell you the hardest part isn't the market. It's making a six-figure housing decision in a city you've visited twice, on a timeline your employer picked for you.
Here's the guide I wish every transferring family had before their first house-hunting trip.
Why your dollar goes further here (but not as far as the internet says)
National headlines love to call Kansas City "affordable," and compared to Chicago, Dallas, or either coast, it is. But the neighborhoods corporate families actually target — the ones with top-ranked schools and 20-minute commutes to the major employment hubs — are a competitive, supply-constrained slice of the metro. In Johnson County, Kansas, the executive price band generally runs from the high $500s into the $2M+ range, and the best-located homes still move quickly.
The good news: what you get for that money is real. Space, established neighborhoods, genuinely excellent public schools, and a commute that will feel like a rounding error compared to what you left behind.
Know your employment hub before you pick a neighborhood
Kansas City's corporate geography matters more than most relocating buyers realize:
T-Mobile (Overland Park) — the campus sits in the heart of Johnson County. Communities across Overland Park put you 10–25 minutes from your desk, and southern Overland Park gets you newer construction in that same window.
Garmin (Olathe) — western and southern Johnson County both work beautifully. Olathe itself has strong value, and south Overland Park keeps you close while widening your school and housing options.
Corporate Woods & the College Boulevard corridor — the metro's densest office concentration. Leawood and central Overland Park are the classic picks, with Lenexa an underrated third option, especially near City Center.
Downtown KC / Crossroads — you can still live in Johnson County; budget 25–35 minutes. Plenty of executives make that trade for the schools and come out ahead.
The school question (answer it first, not last)
For most transferring families, schools drive the search — and here, that's a rational strategy, not just a parenting instinct. Blue Valley and Shawnee Mission are the districts corporate families ask about by name, and school zoning is a major reason homes in those boundaries hold value so well. If your move lands mid-summer, enrollment timing gets tight: districts finalize placements in late July and early August, which means buyers closing in June and July have a real advantage over those who wait for "more inventory" in the fall.
My honest advice: verify the exact school assignment for any specific address before you write an offer. Boundaries can shift, and I've seen families assume their way into the wrong attendance zone. It's a five-minute check that protects a six-figure decision.
Using your relocation package like a pro
Most corporate packages — whether managed through a relocation company or paid as a lump sum — have more flexibility than the summary PDF suggests. A few things I coach transferring buyers through:
Temporary housing is a tool, not a defeat. Thirty to sixty days in corporate housing lets you shop neighborhoods in person instead of from a spreadsheet. Families who tour on a Saturday and write offers on Sunday because "the trip ends Monday" are the ones who call me two years later to move again.
Understand your buyout and bonus clauses. Some packages include home-sale assistance on your departure city, guaranteed buyout terms, or a bonus for closing within a window. Those deadlines should shape your search calendar — tell your agent about them on day one.
Direct billing beats reimbursement. If your package allows the relocation company to direct-bill movers, inspections, or temporary housing, use it. Cash flow during a cross-country move is worth protecting.
