A closer look at Terrybrook Farms in south Overland Park — five distinct builder neighborhoods, Blue Valley schools, and prices from the high $600s to $2M-plus.
I've had two closings in Terrybrook Farms this year, and I still get buyers who ask me to spell it. That's the thing about this community — it's one of the more active new-construction neighborhoods in south Overland Park right now, but it hasn't gotten the same name recognition as Lionsgate or Mills Farm yet. Give it a year.
Terrybrook Farms sits off 175th Street in the 66221 zip code, south of the Heritage Park corridor and just a few minutes from the BluHawk shopping district. It isn't one neighborhood — it's five, each built out by a different builder team with its own price point and its own feel. If you're cross-shopping communities in this part of Overland Park, here's what actually distinguishes them.
The five neighborhoods, and what separates them
The Manor is the entry point into Terrybrook, with homes from Roeser Homes starting in the high $600,000s and running toward $900,000. These are still substantial homes — four and five bedrooms, two-and-a-half-plus car garages — they're just the most attainable of the five.
Stone Creek moves up from there, generally $800,000 to $1 million-plus, with a mix of builders including Roeser and NewMark Homes on the lots I've walked.
The Estates and The Enclave are where the price point clears $1 million, with Don Julian Builders and James Engle among the names doing custom and semi-custom work on these lots. This is also where I've done business personally — I listed a Don Julian home on Goddard Street in The Enclave that closed earlier this year at $1,549,000 (5 bed, 5.5 bath, 5,549 square feet), and I currently have an active listing on Larsen Street at $1,999,500 — 4 bedrooms, 4.5 baths, 4,200 square feet, with dual kitchens, a wine bar, and smart-home automation throughout. If you want to see what buyers at that price point are getting in Terrybrook right now, that one's a good benchmark.
Maple Ridge rounds out the five, but it's sold out — worth knowing if you see it mentioned in older listings or builder materials, because there's no new inventory coming from that phase.
Rodrock Homes also builds across several of the five, so you'll see their name alongside Roeser, NewMark, James Engle, and Don Julian depending on which section you're looking at. Five builders under one HOA umbrella is more than most new-construction communities in this market, and it shows in the range — you can genuinely go from a high-$600s starter-luxury home to a $2 million custom build without leaving the neighborhood.
Schools: Blue Valley, and which buildings specifically
Terrybrook Farms feeds into Blue Valley School District, and the district's own materials name three specific schools serving the community: Wolf Springs Elementary, Aubry Bend (middle school), and Blue Valley Southwest for high school. If a listing or builder site tells you otherwise, double-check directly with Blue Valley USD 229 before you write an offer around it — attendance boundaries move, and I'd rather send you to the source than have you rely on a webpage that's out of date. Amenities and what the HOA actually covers
The community amenity package centers on a clubhouse with a fitness center, a lounge with a bar, and a swimming pool, plus a playground, basketball court, and walking trails connecting the five neighborhoods. Given the proximity to Heritage Park — golf course, dog park, disc golf, a fishing lake, and its own trail system — you're getting a second, larger recreation footprint within a five-minute drive even before you count what's inside the Terrybrook gates.
I'll say what I always say about HOA-covered communities like this one: builder and HOA marketing pages routinely leave the actual dues figure off the public site, and Terrybrook is no exception as of this writing. If dues matter to your monthly budget — and at this price point, they should factor into your numbers — ask for the current HOA financials and reserve study before you're under contract, not after.
How it compares to Mills Farm and Sundance Ridge
If you're already looking at Mills Farm or Sundance Ridge, Terrybrook is the closest thing to a direct competitor in terms of price range and Blue Valley schools, but the five-builder, five-neighborhood structure is genuinely different — it behaves more like five smaller communities sharing one HOA and one amenity package than a single subdivision with one builder's floor plans. That's worth knowing going in: your finish options and price-per-square-foot will vary meaningfully depending on which of the five sections you're touring, in a way it wouldn't in a single-builder community.
Who I'd point toward Terrybrook Farms
Buyers who want new construction with Blue Valley schools, who like the idea of choosing among multiple builders without changing neighborhoods, and who are comfortable in the high-$600s-to-$2M-plus range this community spans.
