Weatherby Lake, MO: What to Know Before Buying a Home on Platte County's 274-Acre Lake

A 274-acre lake in Platte County, a small city built around it, and a short drive to KCI and downtown. Here's what buyers should ask before they write an offer.

Most of my lake conversations start on the Kansas side or at Loch Lloyd, but every so often a buyer says, "What about Weatherby Lake?" It's a smaller, quieter option north of the river in Platte County, and it gets less attention than it deserves. If you're weighing water communities around Kansas City, here is what I tell buyers about it, and what I want you to verify before you fall for a view.

The Lake and the City

Weatherby Lake is both a lake and a city. The lake covers about 274 acres and was created when a dam was completed in 1937. The city of Weatherby Lake, which sits in Platte County and borders Kansas City, Missouri, was built around it. It is small: roughly 1.3 square miles in total, with about 2,000 residents at the 2020 census.

That scale is the appeal. You're not buying into a sprawling resort or a gated club. You're buying into a compact lake town where the water is the center of the neighborhood, with Kansas City's restaurants, shopping, and jobs close by.

Who It Tends to Fit

In my experience, Weatherby Lake works best for a few kinds of buyers:

  • Boaters and paddlers who want day-to-day lake access at a more modest scale than the big Ozarks reservoirs.
  • Buyers who want a Missouri address near the north side of the metro, close to the airport corridor and downtown, without a long commute.
  • Second-home or lifestyle buyers who would rather have a small, walkable-feeling lake town than a golf-club community.

It's probably not the right fit if you need a Johnson County school district, want a gated enclave with club amenities, or expect large acreage. For that profile, Loch Lloyd or Lake Quivira are a better match.

Schools

Weatherby Lake is served by the Park Hill School District, one of the larger districts on the Missouri side of the metro. Public sources list zoned schools for the city, but boundaries and assignments change, and they can differ by address. Treat any school list as a starting point and confirm assignment with the district for the specific home you're considering. I'd rather you hear that from me now than discover it after closing.

What Drives Price on a Lake Like This

I'm deliberately not quoting a median price here, because lake markets are thin and a handful of sales can swing the numbers. What I can tell you is what moves value from one address to the next:

  • Waterfront versus off-water. Frontage and the quality of the water access are the biggest swing factor.
  • Dock rights. Confirm whether a dock exists, whether it is permitted, and whether it transfers with the sale. Don't assume.
  • Condition and age. Many lake homes are decades old. A well-updated house and a project can sit on the same street.
  • Lot shape and slope. Steep lots can mean beautiful views and harder access, stairs, and retaining walls.

If you want a realistic price range today, the honest answer is to look at recent comparable sales for the specific part of the lake you like. I'm happy to pull those for you.

What to Ask Before You Write an Offer

Lake purchases reward preparation. Here is the checklist I walk buyers through:

1. Lake governance and fees. Ask who manages the lake, the dam, and the docks, and get the exact annual fees and any special assessments in writing for the address you're buying.

2. Dock and shoreline agreements. Confirm what conveys and what requires a separate permit or approval.

3. Flood and insurance. Waterfront property deserves a flood-zone review and an insurance quote before you get attached. My flood plain guide is written for Johnson County, but the process is the same across the state line.

4. Sewer and septic. Older lake homes can have surprises in the lines. A sewer scope inspection is a smart addition where it applies.

5. Dam and lake condition. Ask how the dam and water levels are maintained and funded, since that can affect future assessments.

6. Taxes. Missouri works differently from Kansas on income and local taxes. I break down the Kansas City piece in earnings tax explained.

How It Compares

If you're comparing lakes, my roundup of Kansas City lake communities puts the main options side by side, and my guide to Missouri-side luxury homes covers what else the Missouri side offers if you want more space or a different price point. Weatherby Lake sits at the smaller, more approachable end of that range.
