What the Numbers Tell You
Half of all active Leawood listings are priced above $1M. That's not surprising if you know the neighborhoods here — Hallbrook, the estates along Mission Road, and the newer builds near 135th and Nall all push the averages up. But look at the $500K to $750K range: 34 listings. There's real inventory for buyers who want a Leawood address without the seven-figure price tag, particularly in older sections near 95th Street and the neighborhoods west of State Line.
The $312 per square foot average is the highest in the county — higher than Overland Park ($246) and well above Olathe ($233). You're paying a premium here, but it comes with Blue Valley schools, walkable access to Town Center Plaza, and the kind of tree-lined streets and established neighborhoods that newer communities are still working toward.
What Buyers Should Know
If you're shopping in Leawood, be realistic about where your budget puts you. At $750K, you're looking at updated ranches and older two-stories in well-established neighborhoods — solid homes, but you won't get new construction at that price point. At $1M and above, you move into the custom and semi-custom homes: larger lots, finished basements, and the kind of finishes that make the property feel like it was built for you.
Relocation buyers — especially those coming from Chicago, Dallas, or the coasts — often find that Leawood delivers more home for the dollar than what they left behind. The school districts, particularly Blue Valley USD 229, are a big part of what draws families here. Keep in mind that Johnson County property taxes will be a real line item in your monthly budget; they fund the schools and infrastructure that make this area what it is.
What Sellers Should Know
With 183 active listings and half of them above $1M, well-priced homes in desirable Leawood neighborhoods are still moving. But overpriced listings sit — and in a market with this much inventory in the luxury tier, days on market start to work against you quickly. Pricing right from day one matters more in Leawood than almost anywhere else in the county, because buyers at this price point are comparing you to new construction in Lionsgate, Mission Ranch, and other premium communities.
Neighborhood Breakdown
Leawood isn't one market — it's several. The area south of 135th Street around Hallbrook and the Leawood Country Club estates plays very differently than the neighborhoods north of I-435. If you're trying to understand pricing in a specific Leawood neighborhood, the county-wide median won't help you much. That's where a conversation with someone who knows the micro-markets makes a difference.
