What the Numbers Tell You
The sweet spot in Lenexa is clear: almost half of all listings (148 out of 330) fall in the $500K to $750K range. That's where the newer builds in west Lenexa, the established neighborhoods near Shawnee Mission Parkway, and the popular areas around Lenexa City Center converge. If you're shopping at that price point, you've got real selection here — more than almost any other Johnson County city.
At $240 per square foot, Lenexa sits right in the middle of the county's range. You're getting more house for the dollar than in Leawood ($312) or Prairie Village ($323), while still being within a short drive of everything along the K-10 corridor and I-35.
What Buyers Should Know
Lenexa's appeal for families comes down to a combination of location, schools, and value. Depending on where you land in the city, you could be in the Shawnee Mission, Olathe, or De Soto school districts — so if schools are a deciding factor, pay attention to boundary lines, not just the city name on the listing.
The west side of Lenexa has seen significant new construction over the past few years, with developments pushing toward the K-10 corridor. These newer neighborhoods tend to have tighter lots but modern floor plans, open-concept layouts, and energy-efficient builds. If you want more land and a more established feel, look at the neighborhoods north of 87th Street and east of Quivira — older trees, bigger lots, and homes with character.

Homes priced $20K to $30K above the comps because "the market is strong" are the ones sitting for 45-plus days.
The $1M+ segment is thin (just 20 listings), which can work in a seller's favor if your home is positioned in that tier — less competition, more visibility for buyers specifically shopping Lenexa luxury.
The Bigger Picture
Lenexa doesn't get the same name recognition as Leawood or Overland Park, but that's actually part of the opportunity. Buyers who expand their search to include Lenexa often find they can get a newer home, more square footage, and a shorter commute for less money.
