Where is Loch Lloyd? An incorporated village in Cass County, Missouri, just south of the state line with a Belton mailing address — but not part of Belton. A section along Galloway Drive crosses into Kansas with Stilwell, KS addresses. Roughly 20–30 minutes to Overland Park and Leawood; about 25 minutes to downtown.

What does it cost? As of September 2026: 14 active listings, median list price about $3.4M, range $950K to $13.5M. Established homes on standard lots start under $1M; golf-frontage, lakefront and new custom construction run $1.5M to well past $5M.

Kansas or Missouri — and why it matters. The state line runs through the development. Kansas-side lots get Blue Valley schools and Kansas property tax; Missouri-side lots are in the Belton School District under Missouri tax rules (including personal property tax on vehicles). Same gates, same club, different bill. I confirm the state on the specific parcel for every client.

HOA vs. club. The community association covers the gates, security, roads and common grounds. The Loch Lloyd Country Club — golf, dining, pool, tennis — is a separate membership tied more closely to residency than most Kansas City clubs. Budget both.

Market Update — September 2026

Fourteen homes are active in Loch Lloyd this month, ten of them listed or updated in the last 30 days, which is unusually busy for a village this size. Nine of the fourteen are priced above $2M. The new-construction pipeline on the Kansas side of Galloway Drive is the story of the year: custom builders including Willis Custom Homes, Starr Homes and Walker Custom Homes have current or recent Artisan Home Tour houses here, and new builds are listing from $4M. On the Missouri side the established resale market remains thin and comp-driven, with well-priced golf-frontage homes drawing interest from Kansas-side buyers who discover how close the village is. Because the community sits right on the state line, some lots carry Kansas-side (Stilwell) addresses in Johnson County, KS — and that distinction drives both the school district and the property-tax situation, so buyers always confirm which state their specific parcel falls in.

The Tom Watson Signature golf course is the community's centerpiece and social engine. Watson designed the layout — expanded to 27 holes in 2012 — with the rolling terrain of the area in mind, using the natural landscape rather than imposing on it. For serious golfers, Loch Lloyd is a destination; for occasional players, the club provides the social infrastructure and amenities that justify membership.

Country club membership is required for all residents. This isn't simply a fee you pay — it's a commitment that ensures your neighbors share the same investment in the community's standards and social character. Custom and semi-custom estates range from approximately 4,000 square feet at the lower end to 10,000+ square feet for the largest properties. Interior finishes run the gamut from classic to contemporary, but the common thread is quality: premium materials, thoughtful floor plans, and the kind of construction that holds value through market cycles.

Comparing Loch Lloyd to Other KC Gated Golf Communities

Buyers considering Loch Lloyd typically compare it to two other prestigious communities: Hallbrook in Leawood and Lionsgate in Overland Park. Here's an honest comparison:

Loch Lloyd vs. Hallbrook: Both are guard-gated with championship golf. Hallbrook's Tom Fazio course (opened 1988) is perhaps more broadly recognized inside Johnson County; Loch Lloyd's 27-hole Tom Watson Signature course is an equally serious design in a more rural, lake-centered setting across the state line. Hallbrook is closer to Town Center Plaza and urban amenities; Loch Lloyd offers more expansive lots and greater privacy. Both require club membership. Price tiers overlap at the top end — Loch Lloyd's current active median actually runs higher.

Loch Lloyd vs. Lionsgate: Lionsgate offers golf without required club membership and has more community amenities (pools, trails, diverse sub-communities). Loch Lloyd offers more land, more privacy, and a smaller, more exclusive community. Lionsgate entry prices are lower; Loch Lloyd's custom estate market runs higher on a per-square-foot basis for comparable quality.
