The bulk of the inventory is 1960s to 1980s condominium and townhouse communities in north and central Overland Park, zip codes 66212, 66210 and 66207: two-bedroom, two-bath units of 1,000 to 1,900 square feet from the $140s to the mid $300s. Many have been updated; the systems, windows and roofs are the association's responsibility in most of them, which is the point.
The top of the market is different product: 1990s to 2000s townhouses and maintenance-provided villas in south Overland Park and along the Deer Creek corridor, 1,500 to 2,700 square feet, often with a two-car garage and a finished lower level, listing from the mid $300s to $715,000. These are in Blue Valley or Olathe school boundaries and are the downsizer's answer to keeping a Johnson County address without the yard.
Read the HOA before you fall for the unit. Dues in older condo communities can run several hundred dollars a month and cover exterior, roof, water and sometimes heat; villa communities charge for lawn, snow and exterior only.
