I've helped a lot of Chicago families make this move, and the first thing they all say after a few months in Leawood is some version of the same thing: "Why didn't we do this sooner?"
That tracks. Moving from Chicago to Leawood, Kansas isn't downsizing your life — it's a recalibration. You trade the commute for a backyard. The property tax bill for something that doesn't make you wince. The white-knuckle expressway for a twenty-minute drive to the office on roads that actually work. If you've been thinking about it, this guide is for you.
Why Leawood Keeps Coming Up
Leawood sits in the southwest corner of the Kansas City metro, straddling the Kansas-Missouri state line on the Kansas side. It's consistently ranked among the wealthiest cities in the Midwest, and it carries that reputation for good reason — not because it's showy, but because it's genuinely well-built.
The housing stock is strong. The schools are exceptional. The infrastructure is maintained. Restaurants and retail are plentiful without being overwhelming. And the people who live there tend to stay, which tells you something about what the community actually feels like from the inside.
For Chicago families — especially those relocating for work at Sprint/T-Mobile, Garmin, Cerner/Oracle Health, or any of the major employers anchored in the Johnson County corridor — Leawood frequently rises to the top of the list. And it earns it.
What Your Budget Actually Buys
This is where a lot of Chicago buyers do a double-take.
$600K–$800K: In this range you're looking at beautifully appointed four- to five-bedroom homes, typically 2,800–3,800 square feet, with updated kitchens, finished lower levels, and three-car garages. In comparable Chicago suburbs — Hinsdale, Naperville, Wilmette — this budget buys something significantly smaller with significantly higher property taxes. In Leawood, you're in established neighborhoods with mature trees and neighbors who've lived there for years.
$800K–$1.2M: The product starts to feel genuinely luxurious here. Larger lots, high-end finishes, outdoor living spaces, chef's kitchens designed for people who actually cook. Communities like Hallbrook, Mission Ranch, and the newer sections near 135th Street are well-represented at this price point.
$1.2M+: This is where Leawood shines for buyers coming from Chicago's North Shore or Lincoln Park. You're looking at estate-caliber homes — custom builds, dramatic architecture, occasionally gated communities — while paying a fraction of comparable Chicago-area prices. Hallbrook Farms sits at the top of this tier and is worth understanding if this is your range.
Neighborhoods Worth Knowing
Hallbrook Farms — The gold standard for luxury in Leawood. Golf course community, strong architectural standards, homes from the $800s into the multi-millions. If you've lived in Hinsdale or Kenilworth and you want that same caliber of neighborhood but a Kansas City address, start here.
Mission Ranch — A newer community in south Overland Park, right on the Leawood border, in the 66224 zip code. Blue Valley schools, well-maintained homes, strong resale. Popular with corporate relocators.
The Sundance Ridge and Lionsgate corridors — Just south of Leawood proper, these communities offer resort-style amenities and luxury finishes. Sundance Ridge in particular offers new construction at competitive prices for the school district and zip code.
Central Leawood (66211/66209) — Established neighborhoods with the most mature tree canopy and the longest tenure of residents. If neighborhood character matters to you, this is where you feel it most.
Blue Valley School District: The Real Reason Families Come
Let's be direct: Blue Valley USD 229 is the primary driver behind many Leawood relocation decisions, and it deserves more than a passing mention.
Consistently ranked among the top school districts in Kansas and in the top tier nationally, Blue Valley produces outcomes that hold up to any suburban Chicago comparison — ETHS, New Trier, Latin. Test scores, college placement, AP enrollment, extracurricular depth. The district invests heavily, administers well, and produces graduates who compete at the highest academic levels.
For families coming from North Shore suburban districts, the transition tends to be smooth. For families coming from Chicago Public Schools, it's often transformative.
Leawood feeds into multiple Blue Valley buildings depending on which street you're on. When you're narrowing down your home search, I always map school-to-address before we tour anything — that detail shouldn't be an afterthought.
The Cost-of-Living Reality
Kansas has a reputation for being affordable, and it's earned. But the cost of living shift isn't just about home prices. Here's what Chicago transplants typically notice within the first year:
Property taxes: Johnson County property taxes are meaningfully lower than Cook County. On a $900K home, the difference in annual property tax burden between comparable Chicago suburbs and Leawood can easily exceed $10,000–$15,000 per year. That's real money.
State income tax: Kansas does have a state income tax. That's worth noting for Illinois residents moving from a state that also taxes income — the effective rates are comparable, so this isn't a windfall, but it's not a shock either.
Insurance: Homeowner's insurance in Kansas is somewhat higher than Illinois due to weather risk (hail, severe storms). Budget accordingly — a luxury home in Leawood might run $4,000–$7,000/year.
Day-to-day costs: Dining, groceries, services — meaningfully cheaper than Chicago across the board. This adds up in ways that take most families a few months to fully appreciate.
What the Commute Actually Looks Like
If you're joining T-Mobile, your corporate campus is in Overland Park, roughly 15–20 minutes from most Leawood addresses. No highway chaos. No Brown Line delays. You leave your driveway and arrive.
Garmin's headquarters in Olathe is 25–30 minutes, depending on which part of Leawood you're in. Cerner/Oracle Health in North Kansas City is further — 35–45 minutes — but many of their employees land in Leawood for the schools and commute it.
Kansas City International Airport, following its recent terminal rebuild, is about 35–40 minutes from Leawood. For families with Chicago-based family or frequent business travel back to O'Hare, that's manageable.
What I Wish More Buyers Knew Before Looking
Leawood is not one neighborhood. The feel of 66211 (central Leawood, older established homes) is genuinely different from 66224 (south Overland Park/Leawood border, newer construction). Both are excellent; they attract different buyers. I always recommend being clear about which character fits your life before we start scheduling tours.
The inventory moves fast in spring. The April–June window is competitive in the upper price bands. If you're planning a late-summer start date and you're not actively searching by April, you risk missing the best homes. Virtual tours and offer-from-a-distance are increasingly common among Chicago-to-KC buyers, and I've helped several families buy this way successfully.
HOA matters more than people expect. Many Leawood communities have HOAs with real teeth — architectural standards, landscaping requirements, exterior maintenance timelines. For buyers coming from the city who've never dealt with this, it's an adjustment. For buyers coming from North Shore suburbs, it's familiar. Either way, understanding what you're buying into before you commit protects you.
Schools vary within the district. Blue Valley is excellent across the board, but specific buildings matter for specific programs, sports, and community culture. If your kids have a particular interest — athletics, performing arts, STEM — we should match the building, not just the district boundary.
