The biggest financial adjustment: home prices are higher in Johnson County, particularly in the $500K–$1.5M luxury range. But you're trading Omaha suburban living for a market that has historically appreciated 6–8% annually in Blue Valley zip codes.

The two cities are about 180 miles apart on I-29 South. If you're used to Omaha's western suburbs and want a familiar suburban feel with an upgrade, start here.

Who it's best for: Families wanting a large community with proven infrastructure, great schools, and walkable retail. Also ideal for corporate relocations — most of the Johnson County corporate corridor runs along College Boulevard.

Leawood — The Prestige Address

Leawood sits just south of the Kansas City line and is where Johnson County's most prestigious homes are concentrated. Hallbrook (gated, golf course community) and other Leawood estates routinely sell in the $1M–$3M range. Leawood has the feel of Omaha's Aksarben or Midtown neighborhoods — mature trees, established homes, prestigious zip codes.

Lenexa / Shawnee — Value and Growth

Lenexa is home to large employers (USDA, Garmin's campus is just over in Olathe), and the 435 corridor gives easy access north.

Olathe & Spring Hill — Space and Affordability

Olathe is the county seat and one of the fastest-growing cities in Kansas.
