If you've been Googling "Phoenix vs Kansas City cost of living" or daydreaming about trading 115-degree summers for actual seasons, you're not alone. I work with families making this exact move every year — corporate relocations, remote workers finally untethered, parents chasing Blue Valley schools — and Arizona-to-Johnson County is one of the corridors I know well.
Here's the honest version of what you're walking into.
Why Arizona Families Are Moving to Overland Park
The top reasons I hear from Phoenix transplants are predictable once you've seen them a few times:
The heat. Phoenix summers are relentless in a way that starts to grind on people. When you've spent your fourth consecutive summer unable to go outside between 10 AM and 7 PM, a Midwest summer — humid, yes, but actually manageable — starts to sound pretty good.
The cost. This one surprises people who've heard Kansas City used to be cheap. Yes, home prices have climbed. But compared to Phoenix's Scottsdale and Paradise Valley submarkets, Johnson County luxury homes are still a striking value. You can buy a 4,000-square-foot home in Lionsgate or Sundance Ridge for what a mid-grade property in Scottsdale would cost.
The schools. Blue Valley USD 229 consistently ranks among the top public school districts in the nation. If you have kids and you care about public education — and you're comparing it to Arizona's perpetually underfunded system — this is often the deciding factor.
Remote work. A lot of my Phoenix clients are tech workers and finance professionals who no longer need to be in a specific market. They're choosing Johnson County on purpose: lower costs, great schools, a real community feel.
What to Expect: Phoenix vs. Johnson County
Let me give you a real comparison, not a marketing pamphlet version.
Weather
You're going from a desert climate to a four-season Midwest climate. That means:
- Summers: Hot and humid (mid-90s peak), but you can actually go outside. Evenings cool down.
- Winters: Real winters with snow. We average about 15–18 inches annually. Mild by Minnesota standards, but it's a real adjustment if you've never driven in snow.
- Spring and fall: Honestly beautiful. Overland Park in October is one of my favorite places on earth — the trees turn, the farmers markets are full, and the weather is perfect.
If you hate cold weather, be honest with yourself about this. Some Phoenix transplants love the change. Others are back in Arizona within two years. Know which one you are before you buy.
Cost of Living
The headline numbers:
- Home prices: Median home price in Johnson County is around $450,000. In the luxury tier ($800K–$1.5M), you're getting significantly more house than comparable Phoenix suburbs.
- Property taxes: Kansas property taxes are higher than Arizona's. Budget roughly 1.1–1.4% of home value annually. Not shocking, but worth factoring in.
- State income tax: Kansas has a state income tax (Arizona does too, so you're not losing ground here). The top rate is about 5.7%.
- Everyday costs: Groceries, dining, and services are noticeably cheaper than in Phoenix. The savings add up quickly for a family.
Schools (This Is Big)
If you have school-age children, Blue Valley USD 229 is a genuine reason to choose this specific part of Kansas City.
The district has produced 51 National Merit Scholars in a recent class — more than most high schools in major metro areas. Blue Valley High School, Blue Valley Northwest, and Blue Valley Southwest all have strong college placement records, extensive AP programs, and competitive athletics.
The feeder patterns matter depending on where you buy. Families who land in Sundance Ridge feed into Blue Valley Southwest — newer facilities, strong community. Lionsgate and Mills Farm both feed into Blue Valley High, which has been the flagship of the district for decades.

Neighborhoods to Know

Sundance Ridge (Overland Park) — Resort-level amenities, ski-lodge clubhouse, three pools, and walking trails. Priced from around $650K to $1.2M. Strong Blue Valley Southwest feeder. Newer builds dominate. Great for families who want that "everything is here" feeling.
Lionsgate (Overland Park) — Built around a Jack Nicklaus-designed golf course. Eight sub-communities at different price points, from low $500Ks to $1.5M+. The clubhouse has a restaurant, fitness center, and tennis. Blue Valley High feeder. Popular with corporate relocators who want a premium address.
Mills Farm (Overland Park) — Private pool club, playground, and a strong community events calendar. Priced $700K–$1.2M. Braklow, Covenant, and James Engle are the primary builders. The Hill at Mills Farm section tends to attract the most Arizona transplants — similar lot sizes and new-construction feel to what they're used to.
Mission Ranch (Overland Park, 66224) — The newest of the four big communities I focus on. Prices start in the mid-$600Ks and climb to $1.2M+. Strong appreciation trajectory. Gets Blue Valley High and Blue Valley Southwest feeders depending on the phase. Lots of young families, excellent trail system.
The Relocation Process: What I Recommend

"Is the food scene good?" Better than most people expect. Overland Park has a serious restaurant corridor on 119th and 135th. Prairie Village's Mission Farms is a great date-night walkable area. You're not getting Phoenix's diversity at scale, but you're not going hungry either.
"What about diversity?" Johnson County is predominantly white and suburban. This is a real consideration for families who value diversity and came from more diverse Phoenix neighborhoods. I'd rather be honest with you upfront than have you discover it after moving.
"How's the commute?" If you're working in downtown Kansas City, figure on 25–45 minutes from most of the communities I mentioned, depending on direction. If you're fully remote, it's a non-issue. If you're working at Garmin, Cerner (now Oracle), or Sprint (now T-Mobile) — all based in Overland Park — you're basically living next door to work.
"Is there anything to do?" Yes, but it's a different pace than Phoenix. Think: great parks and trail systems, Chiefs and Royals games, the Nelson-Atkins Museum, outstanding youth sports, and a restaurant scene that's punching above its weight. It's not a city where things happen to you. It's a city where you build your life. For families, that often turns out to be exactly right.
