It's not just the neighborhoods, though those are exceptional. It's the school district. It's the city services. It's the way the community is maintained. Leawood sits in the Blue Valley or Shawnee Mission school districts depending on which part of town you're in, and both consistently rank among the top systems in the entire state of Kansas.
For Houston families who've been paying private school tuition to get their kids into quality education, the public school story in Leawood is often a genuine revelation.
The Money Math: Houston vs. Leawood
Here's the part that makes most Texas buyers stop and do the math twice.
No state income tax on both ends — Texas has no state income tax, and Kansas does. That's a real number to run. But here's the offset: property taxes in Leawood are dramatically lower than Houston. Johnson County property taxes typically run 1.1–1.4% of assessed value. Harris County in Houston? Often 2.2–2.8% or higher, depending on your municipality and MUD district.
On a $900,000 home, that difference is $9,000–$13,000 per year. Just sitting in your pocket.
Add the cost-of-living shift — your Leawood dollar buys significantly more house than the same dollar in River Oaks, Tanglewood, or Memorial — and the math starts to look compelling even before you factor in flood insurance and the property damage cycle many Houston homeowners have lived through more than once.

Hallbrook
The premier address in Leawood. Gated, established, architecturally controlled. Homes typically run $1.2M–$3M+. Golf course community with a private country club. If you're coming from River Oaks or Memorial and want that same sense of prestige and privacy, Hallbrook is the direct comparison.
Leawood South / Cherokee Hills Area
Mature trees, larger lots (often half-acre to an acre), solidly established neighborhood with homes in the $700K–$1.3M range. Very popular with families who want space without gated-community formality. Good access to I-435 for commuters.
Lionsgate (southern Leawood/Overland Park border area)
A Nicklaus-designed golf course community. HOA amenities include the clubhouse, pool, and social scene that Houston families tend to gravitate toward. Homes from $900K into the $2M+ range. This is a particularly strong fit if your Houston lifestyle centered around a country club.
New Construction Options
If you're coming from a newer Houston home and want the same square footage and finish level in a brand-new build, south Johnson County has strong new construction inventory. Sundance Ridge in Overland Park (just east of Leawood) is one of the most exciting new communities in the area right now, with homes from the $600s to $2M+ and a $4M amenity clubhouse that honestly rivals anything in the Houston suburbs.
Schools: What You're Actually Getting
Let me be specific, because this is the question I get most from Texas families.
Blue Valley USD 229 covers the southern and eastern parts of Leawood. It is consistently ranked in the top 5% of school districts in Kansas, with strong AP participation, well-funded extracurriculars, and schools that feel like communities — not just institutions. Blue Valley High School, Blue Valley West, and Blue Valley Southwest are all excellent options at the high school level.
Shawnee Mission USD 512 covers portions of central and northern Leawood. Also top-rated, with schools like SM East, SM South, and SM West carrying strong academic reputations.
For families coming from Houston's top public school districts (Katy ISD, Cy-Fair, Clear Lake), Blue Valley and Shawnee Mission are legitimate peers. For families who've been in private schools — St. John's, Kinkaid, Second Baptist — you'll likely find the public schools here exceed your expectations.
Always verify the exact school assignment for a specific address with the district directly. Boundaries can shift as Johnson County grows.
What the Housing Market Actually Looks Like
Houston buyers often come in expecting to overpay for less. The reality is typically the opposite.
In Leawood, a $900K budget buys you a fully updated, generously sized home in a great neighborhood — often 3,500–5,000 square feet with a three-car garage, walkout basement, and mature landscaping. In River Oaks or Tanglewood, that same budget might get you in the door of a teardown.
The market here is active but not chaotic. Johnson County days on market averaged around 53 days in early 2026, and homes are still generally closing near or above list price in desirable neighborhoods. But there's enough inventory that you can be thoughtful — you don't need to waive inspections or skip due diligence.
One thing to know: new construction has longer timelines. If you're targeting a custom or semi-custom home with a specific builder, 12–18 months is typical. Plan accordingly if you have a hard move-in date.
The Flood Insurance Question
I've had this conversation dozens of times with Houston buyers. You've been through one — maybe two, maybe more — 100-year floods. You know exactly what that insurance cost, what the damage looked like, and what it did to your stress levels every time a tropical system spun up in the Gulf.
Johnson County does not have that problem. The area sits far inland on elevated Midwest terrain. Flood insurance is not a line item for the vast majority of homes here. That's a quality-of-life reality that my Texas clients consistently name as one of the most underrated parts of the move.

If you're in the $600K–$2.5M range and you want excellent schools, a community where neighbors actually know each other, real seasons (yes, including snow — Johnson County winters are real), and a cost structure that actually makes financial sense, Leawood delivers.
The things you'll miss: the food diversity, the energy of a major metro, the lack of a state income tax cushion. The things you won't miss: the commute, the flooding, the property tax bills, the August heat index.
