If you've been researching Johnson County suburbs, chances are Olathe, Kansas has come up more than once — and for good reason. As a realtor who works with families relocating to the Kansas City metro every week, Olathe is one of my most-recommended destinations for buyers who want top-rated schools, newer construction, and a genuine sense of community at a price point that still makes sense.

Here's what I tell every family considering a move to Olathe in 2026.

Why Olathe? The Short Answer

Olathe is the county seat of Johnson County and one of the fastest-growing cities in Kansas. With a population approaching 160,000, it has all the infrastructure you'd want — walkable commercial districts, excellent healthcare, award-winning parks — without the price premium of Overland Park or Leawood. For families transferring to T-Mobile, Garmin, Cerner, or any of the major employers in the KC metro, Olathe often offers the best commute combined with the most home for your budget.

Neighborhoods I Love for Families

Cedar Creek

Cedar Creek is Olathe's premier luxury neighborhood, anchored by an 88-acre lake, beach club, and tennis courts. Homes here range from the mid-$500s into the $900s and beyond, with a lot of custom builds on larger lots. If you're coming from a suburban setting with resort-style amenities, this is where you want to start your search.

Heritage Park Area

This is a sweet spot for growing families — good schools, homes in the $350K–$550K range, and proximity to Heritage Park's soccer fields, fishing lake, and golf course. It's one of the most consistently in-demand pockets in Olathe because inventory turns quickly and values have held strong.

Stonebridge

Stonebridge sits just off 151st Street and offers newer construction in the $400K–$600K range. Families love it for the suburban feel with easy access to the K-10 highway, making the commute to Lawrence or Lenexa simple. There's a strong sense of neighborhood here — block parties, active HOA, kids on bikes.

Wyncroft and Trail Ridge

If you're looking for established neighborhoods with mature trees and more established home values in the $300K–$450K range, the Trail Ridge and Wyncroft areas deliver. These are quieter pockets that tend to attract buyers who want a little more space between them and the new-construction bustle.

Schools: Olathe Unified School District 233

The Olathe School District is consistently rated among the best in Kansas and serves over 29,000 students. Here's what I tell relocating families:

  • Olathe Northwest High School has a strong STEM focus and consistently tops Kansas state rankings
  • Olathe East is known for its performing arts and athletic programs
  • Olathe South feeds many of the Heritage Park area neighborhoods and has strong AP enrollment numbers

For elementary and middle, I always recommend verifying current feeder school boundaries when you're looking at specific homes — those can shift. I can pull that data for any listing you're considering.

One thing that surprises buyers from out of state: Kansas doesn't have the same open enrollment flexibility as some states, so which house you buy determines your school. I make sure my clients know their school assignment before they fall in love with a home.

In 2026, $500K in Olathe typically gets you:

One question every relocating family asks me: "How long is the drive to [employer]?"

Here are honest estimates from Olathe's core neighborhoods during normal morning traffic:

  • T-Mobile HQ (Overland Park): 15–25 minutes via I-435
  • Garmin HQ (Olathe): 5–20 minutes depending on which part of Olathe you're in
  • Children's Mercy South (Overland Park): 20–30 minutes
  • Sprint/T-Mobile campus (Overland Park): 15–25 minutes

Parks, Trails, and Outdoor Life

This is something buyers often underestimate about Olathe until they get here. The city has:

  • Heritage Park — 1,200 acres with a lake, beach, horse trails, archery range, and golf course
  • Olathe Lake / Lake Olathe — fishing, kayaking, walking trails
  • 240+ miles of biking and walking trails connected through Johnson County's trail system
  • Prairie Center Park and Arboretum — an underrated gem for nature walks and kids' play areas

If your family likes to be outside on weekends, Olathe delivers.

The Housing Market in 2026

The Olathe market in early 2026 has settled into a more balanced rhythm compared to the frenzy of 2021–2023. Here's what I'm seeing:

  • Median home price: approximately $410,000–$430,000
  • Days on market: homes are averaging 30–45 days at well-priced entry points
  • Inventory: improving compared to 2023-2024, giving buyers more options and slightly more negotiating room
  • New construction: Several active builders — Rodrock Homes, Summit Homes, Starr Homes — have communities in various stages across eastern and southern Olathe

If you're relocating with a relo package and a defined timeline, Olathe's improving inventory makes it a great time to look.
