Canyon Creek Homes for Sale in Lenexa: A Buyer's Guide

Far west Lenexa's Canyon Creek spans resale streets and new maintenance-provided villas — what each phase costs, who builds there, and the schools.

"Canyon Creek homes for sale" is one of the more confusing searches in far west Lenexa, and I don't think buyers are wrong to be confused. There isn't one Canyon Creek — there's the original Canyon Creek neighborhood off 99th Street, a newer maintenance-provided villa community called Canyon Creek Forest a few blocks over, and at least two more HOAs (Canyon Creek Highlands, Canyon Creek Point) that share the name because they sit inside the same broader development. If you've seen wildly different prices attached to "Canyon Creek" listings, that's why. Here's the buyer's version, phase by phase.

Where Canyon Creek Is

Canyon Creek sits in far west Lenexa's 66227 zip code, in the same new-growth corridor as Arbor Lake, the Cliffs of WaterCrest, and the rest of the west Lenexa new-construction map — the stretch of the city that's been building out over the last decade west of K-7. The original Canyon Creek streets run along W. 98th Street/Place, W. 94th Place, Greeley, Houston, Garden, and Shady Bend Road. The newer Canyon Creek Forest villas sit closer to 99th Street and Canyon Creek Boulevard, near Black Hoof Park and Lake Lenexa.

Practically, that means "Canyon Creek" can mean a resale home built years ago on an established street, or a brand-new maintenance-provided villa that broke ground this year. Both carry the name. Ask which section a listing is actually in before you fall in love with a price.

What Homes in Canyon Creek Cost

The two phases price very differently, which is the main reason this deserves its own page instead of a line in a roundup.

The original Canyon Creek is a resale market with real range: recent activity has spanned roughly $420,000 to just over $1 million, with an average list price closer to $699,000 and homes typically running 3 to 5 bedrooms across something like 1,600 to 4,800 square feet. That's a wide band, which tells you lot size, age, and updates matter as much as the neighborhood name.

Canyon Creek Forest, the newer maintenance-provided villa phase, is a different product entirely — single-level luxury villas in the 2,850 to 3,450 square foot range, advertised starting in the upper $600s. Worth knowing: when I pulled current MLS activity for my Lenexa new-construction guide earlier this month, the two active Canyon Creek Forest listings were actually priced at $890,000 to $1 million — well above that advertised starting point. Base-model pricing and what's actually on the market right now are two different numbers, so treat the builder's "starting at" figure as a floor, not a forecast, and ask what's currently active before you budget around it.

Who Builds in Canyon Creek Forest

Canyon Creek Forest is being built out by a small group of area builders rather than one exclusive name: Pauli Homes, Roeser Homes, JFE Construction, Hilmann Builders, and Crown Builders are all constructing villas in the community, each with its own floor plans and finish level. That's a similar model to how Ashner runs its Wilshire communities a few miles south — multiple builders under one HOA umbrella — so expect real variation in finishes from one villa to the next even on the same street. HOA, Amenities and Schools

HOA: The original Canyon Creek is managed by the Canyon Creek Homes Association through Young Management Group, and dues cover a neighborhood pool. Canyon Creek Forest runs on a maintenance-provided model instead — a published monthly fee around $195 covers lawn and landscape maintenance, snow removal, and upkeep of common areas, similar to the lock-and-leave villa communities in my maintenance-provided homes guide. Exact dues change and vary by phase, so pull the current statement from the HOA management company before you write an offer — don't rely on a listing sheet.

Schools: This is the detail that catches people off guard, and it's the same story I found true across west Lenexa generally: Canyon Creek is split between the De Soto and Olathe school districts, depending on which side of the development your address falls on. It's notable enough that there's a Canyon Creek Elementary in the Olathe district feeder pattern, while other parts of the development feed into De Soto schools. Given how granular this boundary is, I tell every buyer here the same thing — confirm the assigned schools for the specific address, not the neighborhood name, before you commit.

Is Canyon Creek Right for You?

Canyon Creek tends to fit:

  • Buyers who want a lock-and-leave villa without the yard work, and who don't need a resale home's larger lot — Canyon Creek Forest is built for exactly that.
  • Value-focused resale buyers who want an established west Lenexa street at a lower price point than the newest construction nearby, and are comfortable doing some updating.
  • Families who will verify school assignment by address rather than assume — this is not a one-district neighborhood.

It's probably not the fit if you want a single builder's product line start to finish, or if you specifically need Shawnee Mission schools — for that, Vista Village a few minutes away is the more reliable answer.
