What the Numbers Tell You

More than half of Olathe's inventory (455 listings) sits in the $500K to $750K range. That's the city's engine — newer construction in the western and southern growth corridors, established neighborhoods near downtown, and everything in between. At $233 per square foot, Olathe offers some of the best value in Johnson County on a cost-per-foot basis.

The $300K to $500K range still has 179 listings, which makes Olathe one of the few Johnson County cities where buyers in that bracket have meaningful options. If you're a first-time buyer looking for Johnson County schools without stretching into the $600K-plus range, Olathe is where you should start your search.

At the top end, 48 homes listed above $1M shows that Olathe's luxury segment is real and growing — driven by custom builds and estate properties south of 159th Street and along the Cedar Creek corridor.

What Buyers Should Know

Olathe spans a wide geography, and the experience varies dramatically depending on the neighborhood. East Olathe — closer to I-35 and the established neighborhoods around downtown — gives you mature trees, character homes, and shorter commutes to the metro core. West and south Olathe are where the new construction is happening: larger lots, modern floor plans, and communities that are still actively building out.

Schools are a big draw here. The Olathe Public Schools district (USD 233) is one of the largest in Kansas and has several highly rated elementary and middle schools. Some parts of western Olathe fall into the Blue Valley district, so if school zoning matters to your family, verify the boundary before you fall in love with a house. For families specifically, our Olathe guide for families digs into the school question in detail.

If you're relocating from out of state, Olathe's combination of affordability, schools, and access to the K-10 and I-35 corridors makes it one of the most practical choices in the metro. It's not the flashiest name in Johnson County, but it's the city where a lot of families find the best balance between lifestyle and budget.

What Sellers Should Know

With 875 active listings, Olathe has the most competition of any JoCo city. That doesn't mean homes aren't selling — it means yours has to stand out. Pricing is critical: the gap between median ($630K) and average ($651K) is tight, which tells you the market is relatively efficient here. Outlier pricing gets punished.

In the $500K to $750K band, you're competing against a lot of inventory. Professional photos, pre-listing prep, and an honest conversation about your home's strongest comps are non-negotiable. In the $1M+ tier, you've got less competition but a smaller buyer pool — expect longer days on market and be prepared for that from day one.

Where Olathe Fits in Johnson County

Olathe's strength is its depth. Where Leawood and Prairie Village skew toward the luxury end, and Shawnee offers entry-level value, Olathe covers the full spectrum. It's the city where I most often tell buyers: "You'll find something that works here." The trick is narrowing down which Olathe neighborhood matches what you're actually looking for.
