That's exactly how most of my Austin-to-KC clients describe it. And honestly? Johnson County, Kansas might be the best-kept secret for Texas transplants looking for space, top-tier schools, and a cost of living that actually makes sense.

Blue Valley School District (USD 229) consistently ranks among the top 1% of school districts nationally. We're talking:

- AP participation rates that rival the best private schools in Texas
- Brand-new facilities — several schools built in the last 5 years
Communities like Sundance Ridge, Mission Ranch, Lionsgate, and Mills Farm all feed into Blue Valley schools. If you're currently paying $15K–$30K/year for private school in Austin, you can redirect that into your mortgage and still get a better educational outcome.
The Olathe and Shawnee Mission school districts are also excellent — it just depends on which part of Johnson County fits your lifestyle.

Overland Park
The biggest city in Johnson County and the most popular landing spot. If you loved the Westlake/Bee Cave vibe, south Overland Park (around 159th–175th Street) will feel familiar but with more space.
New communities to tour:
- Sundance Ridge — Master-planned with resort amenities, 3 sub-neighborhoods, Blue Valley schools. Homes from the $500s to $1M+.
- Lionsgate — A Jack Nicklaus-designed golf community with 8 distinct neighborhoods. If you miss the Hill Country club lifestyle, this is your spot.
- Mills Farm — Newer community with strong builder diversity. Great value in the $500K–$900K range.
Leawood
Johnson County's most upscale address. Tree-lined streets, high-end shopping at Town Center, and an unmistakable polish. If you're coming from Tarrytown or Barton Creek, Leawood will feel right. Homes typically start around $600K and go well into the millions.
Bonus: Hallbrook is a gated community in Leawood that's genuinely comparable to Rob Roy or Spanish Oaks — private country club, estate lots, and absolute privacy.
Olathe

What You'll Miss (And What You'll Gain)
Things you'll miss from Austin:
- Breakfast tacos (KC's Mexican food is good but different)
- The live music culture (KC has a great scene, but it's not 6th Street)
- Year-round outdoor warmth (Kansas has actual seasons — including winter)
- No state income tax
Things you'll gain in Johnson County:
- A backyard your kids can actually play in
- A commute measured in minutes, not hours
- Schools that eliminate the private-school debate
- Neighbors who know your name
- Thunderstorms that are genuinely spectacular (you'll learn to love them)
- BBQ that will change your entire understanding of smoked meat
And honestly? The pace of life is the biggest upgrade. You'll still have access to a major metro with pro sports, an international airport, great dining, and a growing tech scene — but without the feeling that everyone's competing for the same 3 lanes of traffic.
The Practical Stuff: Making the Move
Getting Here
Austin to Kansas City is about an 8-hour drive straight up I-35, or a quick 2-hour flight (Southwest runs nonstop multiple times daily from AUS to MCI). Kansas City International Airport just opened a brand-new $1.5B single terminal — it's beautiful.
Timeline
Most of my Austin clients start exploring 3–6 months before their move. I'd recommend:
