I've talked with a lot of Bay Area transplants over the years, and there's a pattern I keep seeing: they leave San Francisco expecting to make a practical trade-off, and they arrive in Johnson County realizing they didn't give anything up. They just got more.

More square footage. More yard. More time in the morning because the commute is actually reasonable. And — for families especially — schools that rival anything the Bay Area offers, at a fraction of the cost.

If you're looking at Johnson County, Kansas from San Francisco right now, here's what you actually need to know.

What $1.2 Million Buys You: Bay Area vs. Johnson County

In the Bay Area, $1.2 million might get you a two-bedroom condo in a decent neighborhood or a small older home in the outer suburbs. You already know this.

In Johnson County, $1.2 million puts you in communities like Lionsgate, Sundance Ridge, or Mills Farm — custom builds with four or five bedrooms, three-car garages, finished basements, and either golf course views, lake access, or resort-style pools. Sometimes all three.

This isn't a downgrade. It's a life upgrade.

The median home price in Johnson County sits around $450,000–$550,000, which means most buyers coming from the Bay Area actually have more purchasing power here than they've ever had. Many Bay Area families who stretched to afford a modest home in the 94xxx zip code walk into Johnson County as the strongest buyers in the room.

Overland Park — The Full Package

If you want everything — top schools, walkable retail, restaurant density, and easy highway access — Overland Park is the answer. It's the largest city in Kansas, which surprises some Bay Area folks, but it's well-planned, consistently ranked among the best places to live in the country, and genuinely easy to get around.

Within Overland Park, neighborhoods like Lionsgate and Mills Farm offer the kind of luxury you'd expect at 2–3x the price in the Bay. And you're still 20 minutes from downtown Kansas City when you want it.

Leawood — Quiet Prestige

Leawood is where longtime Johnson County residents tend to land when they've built equity and want a quieter, more established community. Beautiful tree-lined streets, some of the best private schools in the metro, and a sense of permanence that newer developments haven't quite earned yet.

Hallbrook in particular — a gated community with a private golf club — attracts a lot of professionals who want the feel of an exclusive enclave without the Bay Area price tag.

Lenexa and Olathe — Space and Value

Lenexa and Olathe are where you get the most square footage for your dollar. Families moving from San Jose or the East Bay often land here because the price-to-space ratio is almost disorienting at first. New construction communities are active in both cities, which matters if you want to customize finishes.

The Schools Question: Blue Valley vs. Bay Area

If you have kids, this is usually the first question. And I want to be honest with you: Blue Valley School District — which serves most of the communities I work in — is genuinely exceptional.

2026 National Merit Semifinalists: Blue Valley placed 51 students. For context, that's competitive with top suburban districts anywhere in the country. The district consistently ranks in the top tier for Kansas and outperforms many comparable California districts on college readiness metrics.

The key difference from the Bay Area: you don't have to win a lottery or pay private school tuition to access these schools. If you buy in the district, your kids are in. Straightforward, consistent, community-funded.

A few specific feeder patterns worth knowing:

  • Lionsgate and Sundance Ridge → Blue Valley High School and Blue Valley Southwest
  • Mills Farm → Blue Valley Southwest (one of the highest-performing high schools in the state)
  • Mission Ranch → Blue Valley Southwest as well

Kansas has no state income tax on retirement income and competitive income tax rates overall. For high earners moving from California (which taxes income up to 13.3%), this is a meaningful shift. Property taxes in Johnson County run roughly 1.1–1.5% of assessed value annually. Not nothing, but considerably more predictable than California's proposition-era patchwork.

Day-to-day costs — groceries, restaurants, childcare, gas — run meaningfully lower than the Bay Area. A family dinner at a good Overland Park restaurant is what you'd pay for a casual meal in San Francisco.

Weather is the honest conversation. Johnson County has real seasons: a hot July, a cold January, spring storms. If you've spent your whole life in Bay Area weather, the first summer will feel humid and the first winter will feel cold. Most people adjust faster than they expect. What they don't expect is how much they love having actual seasons.

Commute and Remote Work Reality

The Johnson County job market has grown significantly. Sprint (now T-Mobile), Cerner/Oracle Health, Garmin, H&R Block, and multiple healthcare systems have major presences here. If you're in tech and relocating with a Bay Area remote job intact, you're in excellent shape — the cost-of-living arbitrage is significant.

Timeline: Most Bay Area families I work with give themselves 60–90 days from decision to close. Some move faster when inventory is tight and they find the right home early. I'd recommend planning for 90 days to allow time for a proper visit, neighborhood comparison, and negotiation.

Visit first: If you haven't been to Johnson County in person, come for a weekend. The experience of driving through Lionsgate or walking the Sundance Ridge trails does more to answer your questions than any website can.
