Roeland Park is the northeast Johnson County city that buyers find after they price Prairie Village. It sits between Mission Road and Roe Boulevard just south of Johnson Drive, it is about two square miles, and nearly everything in it was built between the late 1930s and the late 1950s: brick ranches, Cape Cods and story-and-a-halfs on modest lots with mature trees.

What that means in practice is a market that is small, fast and surprisingly consistent. Right now there are 21 homes for sale in Roeland Park with a median list price of about $324,500 and a range from $260,000 to $585,000. The homes at the top of that range are the larger post-war two-stories and the ones that have been opened up and renovated; the ones at the bottom are original two-bedroom ranches that a lot of my clients buy specifically to renovate.

If you are coming from a bigger metro, the appeal is easy to see: a walkable, tree-canopied first-ring suburb with Shawnee Mission schools, a real city government that maintains its parks and pool, and a commute to the Plaza, KU Med or downtown that is genuinely fifteen minutes. If you already live in Johnson County, Roeland Park is where you go to get into this part of the county without a Prairie Village or Fairway price tag.

What you are actually buying in Roeland Park

The median home listed here right now was built in 1947. Expect two or three bedrooms, one to two baths, 1,100 to 2,000 square feet, a one-car garage or carport, and an unfinished or partly finished basement. Original hardwoods under carpet are common. Kitchens and baths are the swing factor: a home with a 2020s renovation can list $100K to $150K above an identical original one next door.

Because the housing stock is so uniform, pricing here is unusually comp-driven, which is good news for a buyer who does homework.
