Fairway is the small city tucked between Prairie Village, Roeland Park and Mission, wrapped around the Shawnee Indian Mission historic site and the Shawnee Mission Parkway corridor. It has roughly 4,000 residents, one of the highest concentrations of original Tudor and Cape Cod homes in the metro, and a habit of having only a handful of homes for sale at any moment. Today there are nine.

Two very different markets share those nine listings. The first is the classic Fairway house: a 1940 to 1950 brick or stone two-story or ranch, 1,200 to 2,000 square feet, on a compact lot under a canopy of oaks, listing from the mid $300s into the $500s and $600s depending on how much has been updated. The second is the rebuild: a new custom home on a Fairway lot where the original house came down, typically $1.3M and up, and in one current case $5.2M.

That second market is why builders like James Engle, Chris George and Roeser have Fairway addresses on their active lists, and why a modest original home on a good street can sell for close to land value. If you are buying an original Fairway home to live in, you need to know which streets the rebuilds are landing on, because it changes both what you pay today and what the house is worth in ten years.

The median Fairway listing right now was built in 1950. Fairway homes are known for stone and brick exteriors, arched doorways, original hardwoods, and small but well-proportioned rooms. Most have been updated at least once; the question is whether the kitchen, baths and systems were done in the 2020s or the 1990s, and that gap can be $150K in list price.

The rebuild wave started along the streets closest to Prairie Village and Mission Hills and has moved through the city. A teardown lot in Fairway now trades for a price that would have bought a finished home a decade ago, and the resulting new builds run 3,500 to 8,000-plus square feet. Reinhardt Estates, a small enclave of newer custom homes on Windsor Drive, is the extreme case: the current listing there is 8,768 square feet at $5.2M.

For a buyer that creates two honest paths. Buy an original home, budget for the updates you actually want, and enjoy a mature neighborhood at a first-ring price. Or buy the lot and build, which in Fairway means working with a builder who already knows the city permit process and the neighbors. I have done both with clients and I will tell you which one the specific street supports.
