Stilwell is not a city. It is the unincorporated southeast corner of Johnson County below Overland Park and Leawood, roughly 175th Street down to the county line and Metcalf east to State Line, with a 66085 zip code and Blue Valley schools on every parcel. That combination, acreage plus the county's most sought-after district plus twenty minutes to Town Center, is why it has become the estate market for buyers who have outgrown a suburban lot.
Right now there are 13 homes for sale in Stilwell with a median list price of about $1.25M and a spread from $450,000 to $13.5M. The median home listed today was built in 2007, which tells you the market has two eras: the 1950s to 1990s farmhouses and ranches on original acreage, and the custom estates that have gone up since the early 2000s in River Ridge Farms, Mission Creek Estates and along Galloway Drive on the Kansas side of Loch Lloyd.
It is also the most active custom-build corridor in the county for the top of the market. Willis Custom Homes, Starr Homes and Walker Custom Homes all have current or recent Artisan Home Tour houses on Stilwell addresses, and new construction on Galloway Drive is listing above $4M. Acreage, estates, and the Kansas side of Loch Lloyd
Most Stilwell listings sit on one to ten acres. The established neighborhoods, River Ridge Farms, River Ridge Farms West, Mission Creek Estates and Blue Valley Riding, are large-lot subdivisions of 3,500 to 6,000-square-foot homes from the late 1990s through the 2010s, typically $750K to $1.5M today. Around them are the true acreage properties: original farmhouses, horse setups and one-off custom homes on unplatted ground, where price depends more on the land than the house.
The Loch Lloyd lots inside Kansas are the top tier. The gated Village of Loch Lloyd is incorporated in Cass County, Missouri, but a section of the development along Galloway Drive carries Stilwell, Kansas addresses, which puts those homes in Blue Valley schools and under Kansas property tax instead of Missouri. Two things change in due diligence out here. Most Stilwell properties are on well and septic rather than city water and sewer, so the inspection list is different and longer. And with acreage, the survey, easements, flood plain and any agricultural use matter as much as the house. Schools, commute and the practical stuff
- • Every active Stilwell listing is in the Blue Valley School District (USD 229); most addresses feed Stilwell Elementary, Aubry Bend Middle and Blue Valley High School. Confirm the feeder for any specific parcel.
- • Zip code 66085. Stilwell is unincorporated Johnson County, so services come from the county and the Stilwell Fire District rather than a city.
- • About 20 minutes to Town Center Plaza and Leawood via Mission Road or Metcalf; 30 to 35 minutes to downtown Kansas City via US-69.
- • Expect well and septic on most properties; budget for a septic inspection, water test and well flow test in addition to a standard inspection.
- • New construction here is custom: Willis, Starr, Walker and others are building on Galloway Drive and on private lots. Register me before you visit a builder.
