Lake Quivira is the one lake community in Johnson County where the whole package comes with the house. It is its own incorporated city, gated since the 1960s, with a 224-acre spring-fed lake in the middle and the Lake Quivira Country Club running the beach, the 18-hole golf course, tennis, pickleball, dining, and the boat registration. Every home inside the gates carries a mandatory Foundation membership, so you are not buying a house near a club, you are buying into the club. That is the thing I tell buyers first, because it changes both the monthly cost and the social calendar.

The people who live here tend to stay for decades. You get long-time families in 1930s cottages that have been added onto three times, and you get newer full-custom rebuilds on the same lots. On the water it is real boating: skiing, wakeboarding, pontoons, sailboats, and a guarded beach from Memorial Day through Labor Day with gradual entry for little kids. Thirteen trails, more than twelve miles of them, wrap the lake and pass a 35-foot waterfall. It feels like a summer camp your neighbors run, and for a lot of my clients that is exactly the point.

Before you write an offer, get clear on which lots actually touch water versus sit above it. Lakefront here is rare and priced accordingly; lake view and interior lots are where most of the 394 homes sit, and they still get full lake privileges through the club. Ask for the current membership fee schedule and the club's boat rules in writing, since they are not posted publicly. And because this is a city and a club at once, you want both the city budget and the club financials in front of you, not just an HOA packet.
