Living at Lake Winnebago
Lake Winnebago is a dedicated lake town, not a subdivision with a pond. The homeowners association was established in 1964, the city incorporated as a village in 1963 and became a fourth-class city in 1975, and the roughly 400-acre lake is the reason everything else exists. Boats run counter-clockwise outside the no-wake areas, private docks sit behind lakefront homes, and the Arrowhead Yacht Club is the community's living room. Skiing and wakeboarding are the daily rhythm here in summer, and the HOA rules are written around that.
Who lives here: families who wanted the lake to be the whole point, plus a growing number of buyers building new on the remaining lots. The HOA maintains the lake, the parks, the trails, and the yacht club, and it also runs the Saddle Club equestrian facility, which is a rare combination. The rules are specific and enforced. Pontoons are capped at 28 feet and 3,400 pounds, everything else at 21 feet and 3,500 pounds, PWCs at 800cc or 140 horsepower. New boaters take an in-person safety class and carry proof of insurance before their permit is issued.
Before you offer, sort out which category the home is: lakefront with a dock, lake view above the water, or an interior lot using community access. The HOA sets dock footprints and how far out they can extend, so on any lakefront I want the current dock permit and a look at the seawall. Also ask which school district the address falls in. Much of the city is Raymore-Peculiar, but other parts are Lee's Summit R-7, and the line runs through the community.

Yes, and this is a ski lake. The HOA caps pontoons and tritoons at 28 feet and 3,400 pounds dry weight including the engine, and all other boats at 21 feet and 3,500 pounds. PWCs are limited to 800cc for two-stroke or 140 horsepower for four-stroke. Boats run counter-clockwise outside the no-wake areas. Every boat gets an annual permit starting May 1, which requires a safety class, a test, and proof of insurance.
Is Lake Winnebago a private lake?
Yes. It is a private recreational lake maintained by the Lake Winnebago Home Owners Association for its members. There is no public ramp or public access. The city of Lake Winnebago is a separate incorporated government with police and public works, but the water, the dam, the yacht club, and the parks belong to the HOA and are used by residents and their guests.
What does lakefront cost compared to lake access?
Lakefront with a private dock is the premium tier and what most out-of-town buyers picture. Lake-view lots sit above the water and cost less, and interior lots use the community access points and yacht club for a lot less again. The gap is real, so I show sold data for each tier side by side. On any lakefront I also check the dock permit and the seawall condition, because those are where surprise costs hide.
What do the Lake Winnebago HOA dues cover?
The HOA maintains the lake itself, the green space, parks, walking trails, the Arrowhead Yacht Club, and the equestrian facilities, and it administers boat and dock permits and building guidelines. City services like police and streets come through the city separately. Amounts are not something I quote from memory; I pull the current dues, the budget, and any reserve or assessment history as part of the contract review.
