Let me give you the honest picture of what Loch Lloyd is, what it costs to live there, and whether it might actually be the right fit for your family.

What does the HOA cover? Loch Lloyd's association covers the gated entry and security, the maintained common grounds, and the community infrastructure that keeps the village looking the way it does. Country club membership — golf, dining, pool, tennis — is a separate, private membership, not bundled into your HOA. Loch Lloyd is a private, gated community located in Loch Lloyd, Missouri — just south of the Kansas–Missouri state line, near Belton. The community is built around the Loch Lloyd Country Club, which features an 18-hole private golf course, a full-service clubhouse, tennis courts, a pool, and dining. When people talk about a "resort lifestyle" in this area, Loch Lloyd is usually the standard they're measuring against.
Homes here range from approximately $600,000 to well over $2 million for the most premium lots. The architecture throughout the community is high quality — you won't find cookie-cutter production builds here. Custom and semi-custom construction is the norm, and the lots are generous enough that you feel the space.
Who Lives in Loch Lloyd?
This community tends to attract a specific buyer: someone who values privacy, wants a cohesive neighborhood aesthetic, and is serious about the golf lifestyle. You'll find executives, physicians, business owners, and retirees who want to simplify their day-to-day without giving up luxury.

Homes in Loch Lloyd typically feed into the Raymore-Peculiar School District, which is a solid district in its own right — but it's a different conversation than Blue Valley. If Blue Valley schools are a non-negotiable for your family, that's important to know upfront.
However, some families choose Loch Lloyd precisely because they're sending their children to private schools, which negates the public school question entirely. And for buyers without school-age children, the district becomes less of a factor and the lifestyle case for Loch Lloyd gets even stronger.

If you're specifically prioritizing privacy, the Missouri side, and a true country club lifestyle without the Kansas school district question mattering to you — Loch Lloyd has very few real competitors in this market.
