Living at Loch Lloyd
Loch Lloyd is the lake most of my Kansas-side clients do not realize they can have. The Village of Loch Lloyd is an incorporated, gated community in northwest Cass County, right against the state line, built around a 110-acre private lake on Mill Creek and a golf course that started with a Donald Sechrest layout in 1991 and was redesigned by Tom Watson in 2012. From the gates it is roughly 20 to 30 minutes to Overland Park and Leawood, which is closer than most people guess.
The lake here is quieter than Lotawana or Raintree. It is fishing, kayaking, paddling, pontoons, and having the water out the back door, with two marinas run through the Loch Lloyd Community Association and boat slips rented on a yearly basis. A 0.85-mile trail runs from the dam to the Beach Marina, and there is a dog park north of the dam. Residents are a mix of golf members, executives who want a gate and privacy, and families drawn by the Blue Valley option on the Kansas-side lots.
Two things to sort out before you offer. Lakefront lots at Loch Lloyd are a small subset and command a premium; most homes are golf-course or interior lots with lake access through the marinas, so confirm which you are looking at. And the school situation is genuinely split: Missouri-side addresses are in the Belton School District, while Kansas-side lots in the same community feed Blue Valley. Can I have a boat at Loch Lloyd, and what size?
Yes, for the kind of boating the lake is built for: pontoons, fishing boats, kayaks, and paddleboards. Slips at the two marinas are rented yearly through the Community Association rather than attached to individual homes. The Association keeps the motor, size, and wake rules in its governing documents rather than on a public page, so I get the current lake rules in writing before a client commits to a specific boat.
Is the Loch Lloyd lake private?
Yes. The 110-acre lake sits entirely inside the gated Village of Loch Lloyd, and access is limited to residents and their guests. Both entrances are staffed gates. The Loch Lloyd Community Association manages the marinas and slip rentals. There is no public ramp, no public fishing, and no day access, which is a large part of why the water stays as quiet as it does.
What does lakefront cost compared to lake access at Loch Lloyd?
Lakefront lots are a small share of the community and carry a clear premium over golf-course and interior lots. Because slips are rented at the marinas rather than tied to a private dock, an interior or golf-course home still gets full use of the lake. What do Loch Lloyd association dues cover?
Community Association dues fund the gates and security, the lake and dam, the two marinas, the dog park, playgrounds, walking trail, and common-area upkeep. Marina slips are a separate yearly rental. Country club golf and social membership is a separate decision with its own fees, and the club is closed for a major renovation beginning August 2026.
