About Dusty Rhodes Homes

Erwin "Dusty" Rhodes founded Dusty Rhodes Homes in 1966 and was inducted into the Kansas City Home Builders Hall of Fame in 2000. Lindy and Rocky Rhodes run the company now, with the third generation involved, and more than 2,000 homes carry the name. They are a true custom builder: you can start from scratch or from one of their customizable plans, and they build on your lot. They also remodel and do knockdown-rebuilds, which means they are comfortable on the kind of established lot that scares off builders who only work in new subdivisions. Their homes took Pick of the Parade Silver in 2024 and 2025.

What I appreciate is how clearly they lay out the road. Pre-construction takes one to two weeks, estimating and approval four to eight weeks, and construction nine to twelve months. You work with a dedicated designer through a CAD design phase and follow everything on a CoConstruct portal. After closing, the warranty is one year bumper-to-bumper plus two years on mechanical systems, which is more than most custom builders put in writing. Their signature is the resort-inspired reverse 1.5-story: main-level living, a lower level built for guests and entertaining, and outdoor spaces that feel like a destination.

Dusty Rhodes fits the buyer who wants a custom home with a custom process but also wants to know the schedule before signing. Current specs run from $1.2 million to $1.35 million. In Overland Park you will find them at Big Sky at Sundance Ridge, Wild Horse, where they have a $1.35 million spec, The Sanctuary, Mission Ranch Grand Reserve, and the Falls at Wolf Creek. They also build villas at the Enclave at Mill Creek in Shawnee, at Creekmoor in Raymore from $500K to $1.5 million, at Lake Winnebago, and in the Hills of Leawood.

Before you sign with Dusty Rhodes Homes

  • Register me as your agent before you tour a Dusty Rhodes model, spec, or Parade home; it has to be on record first.
  • The contract is Dusty Rhodes's own custom-build agreement; review the draw schedule, allowances, and change-order pricing before you sign.
  • A dedicated designer takes you through a CAD design phase, and the build runs on a CoConstruct portal; expect one to two weeks of pre-construction and four to eight weeks of estimating and approval before ground breaks.
  • Construction runs nine to twelve months; the warranty is one year bumper-to-bumper plus two years on mechanical systems, so calendar both walk-throughs.
  • They build on your lot and take on knockdown-rebuilds; bring the survey and any existing-structure details so demolition and site costs are estimated up front.

Dusty Rhodes Homes: questions buyers ask

Is Dusty Rhodes Homes a custom or production builder?

Custom. You can start from a blank sheet or from one of their customizable plans, and either way a dedicated designer takes you through a CAD design phase before anything is priced. They also remodel and do knockdown-rebuilds. The resort-inspired reverse 1.5-story is their signature, but the plan is yours to shape.

Where does Dusty Rhodes build?

Overland Park is the core: Big Sky at Sundance Ridge, Wild Horse, The Sanctuary, Mission Ranch Grand Reserve, and the Falls at Wolf Creek. Also the Hills of Leawood, villas at the Enclave at Mill Creek in Shawnee, Creekmoor in Raymore, and Lake Winnebago. And because they build on your lot, that list is not a limit.

What does a Dusty Rhodes home cost?

Current spec homes are listed from $1.2 million to $1.35 million, including the Wild Horse spec. At Creekmoor in Raymore their range runs $500K to $1.5 million. For a custom build, the number comes out of the estimating phase, which takes four to eight weeks, so you know the real price before construction starts rather than after.

How long does a Dusty Rhodes build take?

They publish it, which I appreciate: one to two weeks of pre-construction, four to eight weeks of estimating and approval, and nine to twelve months of construction. Call it roughly a year from first meeting to keys on a straightforward lot. Own-lot builds and knockdown-rebuilds can add time for demolition and site work, so ask for a lot-specific schedule.
