Hearthside Homes
A Northland and Missouri-side builder since 1987 with a plan library, models, a 10-stage process, and a 12-month warranty; not active in Johnson County.
About Hearthside Homes
Hearthside Homes was founded in 1987 by Wayne Valentine, and Dennis Shriver is president today. They have built more than 1,500 homes, nearly all of them on the Missouri side. Let me be direct about the geography, because it is the first thing Johnson County buyers ask: Hearthside does not build in Kansas. If you are set on Overland Park, Leawood, Olathe, or Lenexa, you will not find them there. If you are open to the Northland, Liberty, Kearney, Parkville, Lee's Summit, or Raymore, they are one of the more organized builders in those markets and worth a look.
They describe themselves as semi-custom, but the way they operate reads as production-style to me: a plan library, furnished models, and a design center rather than open-ended customization. Selections go through SRS Design. The build runs on a 10-stage process with third-party inspections and a Buildertrend portal, and the construction phase typically takes about six months after groundbreaking, which is faster than most semi-custom timelines. After closing there is a 12-month warranty with a dedicated warranty manager. For a buyer who wants a clear process and a predictable date, that structure is the appeal.
Their communities include Benson Place Landing, Cadence, Creekside, Davidson Farms, the Reserve at Riverstone, and Staley Farms from the $700s in the Kansas City Northland; Homestead in the $600s and Homestead Hills in the $450s in Liberty; Prairie Field and the Meadows at Greenfield in Kearney; the Woods at Creekside in Parkville in the $400s; Hook Farms in Lee's Summit; and Parkside in Raymore. Pricing runs from the $400s to the $700s and up. I include them here because Kansas City buyers often compare across the state line, and it helps to know who is where before you spend a Saturday driving.
What their homes cost
From the $400s to the $700s and up, with Homestead Hills in Liberty in the $450s and Staley Farms in the Northland from the $700s; varies by lot and community.
Before you sign with Hearthside Homes
- ★Hearthside builds in Missouri only; there are no Hearthside communities in Johnson County or anywhere on the Kansas side.
- ★Register me as your agent before your first model visit so the builder recognizes the relationship.
- ★The contract is Hearthside's own; check the completion-date language against their roughly six-month build after groundbreaking.
- ★Selections run through SRS Design at their design center; the 10-stage process includes third-party inspections and a Buildertrend portal.
- ★A 12-month warranty with a dedicated warranty manager comes with the home; own-lot building is not part of their published program.

Hearthside Homes: questions buyers ask
Is Hearthside Homes a custom or production builder?
They call themselves semi-custom, but the structure is production-style: a plan library, furnished models, and design-center selections through SRS Design rather than plan changes. That is not a criticism. It is why the build takes about six months after groundbreaking and why the price is predictable. If you want to redesign a plan, look elsewhere; if you want a clear process, it works.
Where does Hearthside build?
Missouri only. Northland communities include Benson Place Landing, Cadence, Creekside, Davidson Farms, Reserve at Riverstone, and Staley Farms. Also Homestead and Homestead Hills in Liberty, Prairie Field and Meadows at Greenfield in Kearney, Woods at Creekside in Parkville, Hook Farms in Lee's Summit, and Parkside in Raymore. A Johnson County buyer will not find them on the Kansas side.
What does a Hearthside home cost?
From the $400s to the $700s and up. Woods at Creekside in Parkville sits in the $400s, Homestead Hills in Liberty in the $450s, Homestead in the $600s, and Staley Farms from the $700s. Within a community, plan size and lot premium drive the spread, and the design-center selections add on top of base.
Can I use my own lot or my own agent with Hearthside?
Your own agent, yes, once you register me before your first visit. Your own lot is not part of their published program; they build inside their own Missouri communities. If you own land, especially on the Kansas side, I will connect you with the builders on this list that do own-lot work.
