About Summit Homes
Summit Homes is the biggest builder in Kansas City by volume. Fred Delibero founded it in 2002, and in 2016 it was acquired by Clayton Properties Group, which is part of Berkshire Hathaway, so the balance sheet behind your warranty is about as deep as it gets. They have built more than 3,000 homes. This is a production builder in the clearest sense: furnished models in every community, a set plan lineup in ranch, reverse 1.5-story, two-story, and townhome formats, and a process designed to get you from contract to keys with as few open questions as possible.
Selections work differently here than at a semi-custom builder. Instead of an open design center, Summit offers three curated design packages, Series 1, 2, and 3, which you review in an in-community design studio. Structural changes are not offered, which is the trade-off that keeps their pricing where it is. What you get in exchange is predictability and a 2-10 Home Buyers Warranty, the industry-standard one-year workmanship, two-year systems, ten-year structural coverage backed by a third party. For a lot of first-time and relocating buyers, that certainty is worth more than choosing cabinet hardware.
In Johnson County, Summit is your best shot at a brand-new home under $500K. Wolf Run in Overland Park starts around $479K in the Spring Hill school district, Abbey Valley in Olathe from about $470K, and Boulder Springs and Prairie Ridge in Spring Hill from $369K and $375K. Across the state line they build at SomerBrook and Holly Farms in the Northland, Bailey Farms and Cobey Creek in Lee's Summit, Creekmoor and Sendera in Raymore, and Chapman Farms in Blue Springs.
