About Rodrock Homes

Rodrock Homes is the builder most people picture when they think of new construction in south Overland Park, and there is a reason for that. Brian Rodrock founded the company in 2002 as the third generation of a family that has been shaping Johnson County neighborhoods for decades, and the sister company, Rodrock Development, is the land developer behind communities like Sundance Ridge. That pairing matters. The builder is working inside neighborhoods its own family laid out, so the streetscapes, the lot mix, and the plan lineup feel like they were designed together. They took Gold Pick of the Parade in both the 2025 and 2026 Spring Parade of Homes.

The lineup is more than 30 floor plans in reverse 1.5-story, two-story, and villa formats, and the process runs in ten defined stages so you always know what comes next. Once you sign, you get an assigned designer at the Rodrock Design Center who walks you through selections rather than handing you a catalog. Structural options exist within each plan, but this is a production builder at heart: you are choosing from a proven set of plans and finish packages, not redrawing walls. That is exactly why the pricing and timelines stay predictable, and why so many of their homes sell before the drywall is up.

Rodrock fits the buyer who wants a new home in Blue Valley or Spring Hill schools without the open-ended cost of a full custom build. In Overland Park you will find them in Sundance Ridge, Mission Ranch, Riverstone, Terrybrook Farms, and the Falls at Wolf Creek. In Olathe they are in Arbor Woods, Forest View, and the Stonebridge Park, Trails, and Villas neighborhoods, plus Arbor Lake in Lenexa and Ridgestone Meadows in Shawnee. Homes carry a one-year limited warranty. If you are relocating and need a house that is already framed, their inventory homes are often the fastest path into a strong district.

What their homes cost

Before you sign with Rodrock Homes

  • Register me as your agent before your first model visit; most builders only honor a buyer's agent if that happens up front.
  • The purchase agreement is Rodrock's own contract, not the standard Kansas resale form, so read the builder-specific clauses before you sign.
  • Selections happen at the Rodrock Design Center with an assigned designer; ask what is standard in your community versus an upgrade before you fall in love with a model.
  • The build runs in ten defined stages; ask for the stage schedule so you know when selections lock and when you can walk the site.
  • Homes come with a one-year limited warranty; get the terms in writing at contract, and note that Rodrock does not publish an own-lot program.

Rodrock Homes: questions buyers ask

Is Rodrock Homes a custom or production builder?

Production, and a well-run one. You choose from more than 30 plans in reverse 1.5-story, two-story, and villa formats, then personalize finishes with an assigned designer at their Design Center. You are not starting from a blank page, which is what keeps the price and schedule predictable. If you want to draw your own plan, this is not the fit. If you want a proven plan in a strong district, it usually is.

Where does Rodrock build?

Johnson County, Kansas. Overland Park is the core: Sundance Ridge, Mission Ranch, Riverstone, Terrybrook Farms, and the Falls at Wolf Creek. In Olathe they are in Arbor Woods, Forest View, and the Stonebridge neighborhoods, plus Arbor Lake in Lenexa and Ridgestone Meadows in Shawnee. Most of these sit in Blue Valley or Olathe schools, with the Falls at Wolf Creek in the Spring Hill district.

What does a Rodrock home cost?

Current inventory is listed between about $648K and $894K. Community starting prices run from the $600Ks at Sundance Ridge and Mission Ranch, the $700Ks at Terrybrook Farms, and the $900Ks at the Falls at Wolf Creek. Your final number depends on the lot premium and the selections you make, so I ask for the community price sheet and the included-features list before we tour.

Can I use my own lot or my own agent with Rodrock?

Your own agent, yes, as long as you register me before your first visit to a model or sales office. Your own lot is a different story. Rodrock builds inside its own and affiliated communities and does not publish an own-lot program, so if you have land, ask them directly, but I would not plan around it.
