Relocating families ask me some version of the same question every week: “If we buy in a golf community, is the club included?” In Kansas City the answer is almost always no, and that one fact reshapes the whole search. The home gets you the address and the HOA amenities. The club is its own decision, its own initiation fee, and its own monthly line item. Loch Lloyd, where the village and the country club are intertwined, is the local exception that proves the rule.
This guide profiles every private club buyers ask me about, plus the public courses that let you live in an amenity-rich neighborhood and skip the dues entirely. If you already know you want golf out the back door, start with the gated golf communities: Hallbrook in Leawood, Loch Lloyd just across the state line, and Lionsgate around the Nicklaus course in Overland Park. If the club is really about the pool scene and Friday dinners, read the heritage-club profiles and then look hard at neighborhoods like Mills Farm and Sundance Ridge, whose HOAs deliver a resort-level package without a membership committee.

How club membership typically works here
Tiers. Nearly every club sells a full golf membership and one or more lighter tiers — sport, social, dining, junior executive. Full golf carries the biggest initiation and dues; social tiers often come in at less than half and still include the pool, tennis and dining that many families use most.
Initiation and dues. Initiation is the one-time entry fee; some clubs make part of it refundable as an equity certificate when you leave. Dues are monthly and usually sit alongside a food-and-beverage minimum, cart fees, locker fees and periodic capital assessments. A realistic all-in figure for an active golfing family at a full-service private club is often $12,000 to $25,000 or more per year after initiation.
Sponsorship and waitlists. The older clubs in the Mission Hills corridor generally require sponsorship by existing members and may have a wait. That is worth knowing before you buy a house across the street from a club you cannot yet join.
Residency. Living in the neighborhood that shares the club’s name rarely guarantees membership or a discount, and joining rarely requires living there. Loch Lloyd ties the two together; most Johnson County clubs do not. Does buying a home in a golf community include the club membership?
Almost never in Kansas City. Your HOA covers neighborhood amenities; the club is a separate private membership with its own initiation fee and dues. Loch Lloyd is the notable local exception where residency and club are intertwined. Always confirm the structure before you write an offer.
How much does a Kansas City country club membership cost?
Most private clubs do not publish pricing and adjust it with demand. As a planning range, full golf memberships at established private clubs run from the low five figures into six figures for initiation at the most exclusive clubs, with monthly dues of several hundred to $1,500 or more. Which Kansas City country clubs have waitlists?
The heritage clubs in the Mission Hills corridor — Kansas City Country Club, Mission Hills Country Club and Indian Hills — typically require member sponsorship and can carry a wait. Newer or golf-first clubs tend to move faster. Waitlists change year to year, so ask before you plan a move around a specific club.
Are there good public golf courses near the luxury neighborhoods?
Yes. Johnson County Park & Rec runs Tomahawk Hills in Shawnee, the City of Overland Park runs Overland Park Golf Club (St. Andrews and Sykes/Lady), and Deer Creek in south Overland Park is a Robert Trent Jones Jr. design open to the public. Plenty of buyers pick an amenity-rich HOA neighborhood and play public golf instead of paying club dues.
