Lakewood is the master-planned one. It is 2,200 acres in north Lee's Summit built around two private lakes, East and West, that together cover about 365 acres, with Lakewood Oaks Country Club and its private course in the middle. The Lakewood Property Owners Association runs the lakes, the dams, two marinas, more than fifty pleasure docks, three pools, tennis, athletic fields, and a 24-hour neighborhood patrol. It is closer to I-470 and downtown than the other Lee's Summit lakes, which matters for commuters.
The lakes are no-wake, full stop, even when you are the only boat out. That means pontoons, cruising, fishing, sailing, and paddling rather than skiing, and it is why the water stays calm on a Saturday. Boats are capped at 26 feet including extensions. Members can fish without a state license using their LPOA card. The community is big enough to have its own elementary school inside it and a real range of housing, from 1970s originals to golf-course custom homes, so the price band is wider than at a small lake.
Two things to check before you offer. First, marina slips: LPOA operates roughly 400 slips across the two marinas and the waiting list runs years, so if a boat is central to your plans, ask what slip rights come with the home and where the list stands. Second, schools: Lakewood is split between Lee's Summit R-7 and Blue Springs R-IV, with Voy Spears Jr. Elementary, a Blue Springs school, sitting inside the neighborhood. Verify the district by address before you fall for a house.

Can I have a boat at Lakewood, and what size?
Yes, but plan on cruising, not skiing. Both lakes are no-wake at all times. Watercraft are limited to 26 feet including every extension from bow to stern, and horsepower cannot exceed what the manufacturer rates the hull for. Every boat registers with LPOA by May 1, and motorized boats carry $300,000 in liability coverage naming the Association. Slips are in the two LPOA marinas, and the waiting list runs years.
Are the Lakewood lakes private?
Yes. Both lakes and their dams are owned and maintained by the Lakewood Property Owners Association for members and their guests. There is no public ramp or public access. Members can fish without a Missouri license by carrying their LPOA ID, and the Association posts size limits for bass, crappie, and bluegill. A 24-hour neighborhood patrol covers the community and the water.
What does lakefront cost compared to lake access at Lakewood?
Lakewood has a wider price band than any other KC lake community because it is so large. True lakefront on East or West Lake carries a premium, golf-course frontage is its own premium, and interior homes run well below both while still getting the marinas, pools, and docks. Because slips are leased through LPOA rather than attached to lots, I confirm slip rights and waiting-list position on any home where a boat matters.

LPOA dues maintain the two lakes and their dams, two marinas, more than 50 pleasure docks, three pools, tennis courts, athletic fields, playgrounds, common grounds across 2,200 acres, snow and ice removal on Association streets, and a 24/7 neighborhood patrol. Marina slips, boat registration, and pontoon rentals are charged separately. Lakewood Oaks Country Club is a separate private club with its own membership.
