Raintree Lake is the big, active lake community on the Lee's Summit side, and it is the one where you can actually ski on a weekday evening. The Raintree Lake Property Owners Association owns a 235-acre private lake, 220 of it navigable, with 7.5 miles of shoreline and roughly 2,023 properties around it. Daytime limit on the open lake is 35 mph, 10 mph after sunset, and 5 mph or no-wake in the coves and within 50 feet of shore. Skiing, wakeboarding, wake surfing, tubing, and PWCs are all allowed, and a lake patrol enforces the rules.

Who lives here: families who want the lake to be the weekend plan, at a price range that runs wider than the Kansas-side options. The amenity list is long. Nine protected swim docks, an Olympic-sized zero-entry pool next to the clubhouse, courtesy docks for loading, playgrounds, walking trails, sledding hills, and a calendar of organized events including a fireworks show on the water. Boat length is capped at 21 feet for motorboats, 28 for traditional pontoons, and 22 for sailboats, with no horsepower limit currently in force.

Before offering, know how docks work. Slips on the community docks are leased through the Association and there is a waiting list, so ask exactly which slip, if any, comes with the home. Every boat needs an annual permit, $300,000 of liability coverage naming RLPOA, and an open-book rules test every other year. Raintree straddles the Jackson and Cass county line, which puts some homes in Lee's Summit R-7 and others in Raymore-Peculiar, so verify the district by address before you get attached to a particular street.
