About Sundance Ridge
A fast-growing new-home community in southern Overland Park with Blue Valley schools, strong builder options, and current active pricing from the low $600Ks to the mid-$1Ms.
Sundance Ridge is one of the most important new-home communities in southern Overland Park right now. Located along 175th Street between Mission Road and State Line, it gives buyers access to Blue Valley schools, multiple builders, and a wide range of home options within one master-planned neighborhood.
The community is organized into three sections — Big Sky, Red Fox Run, and Archer's Landing — and the real differences between them are more about identity, lot character, home footprint, and builder mix than simple fixed price bands. Buyers can absolutely find higher-priced homes in all three sections depending on the lot, the builder, and the level of finish.
Big Sky carries the strongest luxury identity within Sundance Ridge. Red Fox Run sits more in the middle and offers a balanced move-up option. Archer's Landing tends to feature smaller lots and smaller homes overall, but it is still very much an upscale part of the community — not a budget section. Current active pricing appears to run roughly from $605K to $1.35M, depending on section, lot, builder, and finish level.
Amenities are a major draw here. The clubhouse, fitness center, pool, trails, and pocket parks give the neighborhood a polished, active feel that stands out from many newer developments. There are also future amenity additions planned as the community continues to build out.
Sundance Ridge is a south Overland Park new-home neighborhood with strong amenities, Blue Valley schools, and a lot more range than most buyers expect at first glance.
Sundance Ridge is a Blue Valley School District community and that is a major reason buyers target it.
Private school is always an option, but for public school buyers the current Sundance Ridge assignment is Stilwell Elementary, Blue Valley Middle, and Blue Valley High. I always verify the school assignment for a specific address or homesite before my clients make a move.
Sundance Ridge is still actively developing, which means pricing, builder inventory, and available homesites can shift quickly. Current active pricing appears to be roughly $605K to $1.35M, but that can move as builders release new inventory and premium homesites come online.
