Symphony Homes is a small-volume builder run by owner and builder Dan Mangum. That is the first thing to know, because it changes the experience: you are dealing with the person whose name is on the company, not a sales office. They work from a seven-plan library, with plans like the Aria, the Alexander 1.5 Reverse, the Chestnut 1.5 Reverse, the Landon II, and the Sunflower Glen, and they build those plans both as specs and as build jobs on developer lots. On their higher-end Olathe specs they have leaned into smart-home features and even golf simulators.

The plans are mostly reverse 1.5-story, which is the format that sells best to my move-down clients: primary suite on the main level, a lower level for guests, and a footprint that fits a standard developer lot. At Archer's Landing in Sundance Ridge, their Chestnut reverse 1.5-story homes list from $710K to $765K. In Olathe, homes at Covington Creek have sold from $798K to $900K, with lots still available for build jobs, and at Forestview Estates from $883K to $975K. Because the volume is small, they can give a build job real attention, but you should also expect a shorter list of communities to choose from.

Working directly with the owner is the draw; the trade-off is a shorter list of plans and communities than a larger builder offers.

Where does Symphony build?

Three places right now: Archer's Landing at Sundance Ridge in Overland Park, which is in Blue Valley schools, and Covington Creek and Forestview Estates in Olathe. Covington Creek still has lots available for build jobs. Their footprint is small by design, so if none of those fit, I will point you to a builder active where you want to be.
