Hallbrook Country Club

Hallbrook sits on what was once the farm of Joyce Hall, the founder of Hallmark, and the family brought in Tom Fazio to route the course through the creek and the elevation changes on the property. It opened in 1988 at 11200 Overbrook Road, right at the corner of 119th and State Line. When people in Leawood say a house is in Hallbrook, they usually mean one of the neighborhoods that grew up around the club, and the course is the reason those streets look the way they do. It is a golf-first club, but the pool, lighted tennis courts and fitness facilities keep families who never touch a driver just as involved.

Who joins? Mostly established Leawood and south Overland Park households, a lot of them within a few minutes of the gates, plus a steady share of relocating executives who want one club that covers golf, dining and kids in one place. The atmosphere is quieter and more understated than the newer clubs south of 135th. I tell buyers to expect a club where members know each other, where guest play has to be sponsored by a member, and where the golf calendar matters. If you are looking for a club that feels like a resort, this is not it, and the members like it that way.

The thing buyers most often get wrong is assuming the house and the club come together. They do not. Hallbrook Farms and the other Hallbrook neighborhoods have their own homes associations with their own dues, and the country club is a separate organization with a separate application. Owning a home in Hallbrook does not make you a member, and you can be a member without living there. Before you write an offer on a course-facing lot, ask the listing agent whether the seller holds a membership and whether the club allows any kind of transfer, because that answer changes your real cost of ownership.
