Lake Quivira Country Club

Lake Quivira is unusual. It is a city, a gated community and a country club at the same time. Developer Charles Gault started building the lake in 1922 by damming a spring-fed valley on the Johnson and Wyandotte county line, the country club was founded in 1928, a nine-hole course opened in July 1930 and it grew to 18 holes by July 1931. Homes for year-round residents arrived in the late 1930s, the course became members-only by the 1950s, and the community gated itself in 1966. Today there are about 393 resident households, a 224-acre lake, a beach, tennis and pickleball, and a golf course with a nine-acre practice facility.

Who lives here? People who want a lake house without leaving the metro. Lake Quivira sits just west of Shawnee and north of Shawnee Mission Park, so downtown Kansas City and the Johnson County job centers are both realistic commutes. The mix is long-tenured families, boaters, and a growing number of relocating professionals who discover that a spring-fed lake with a private beach exists ten minutes from Interstate 435. The golf course is a member-only, Audubon-certified layout with bent greens and zoysia fairways that plays around the lake and the hills.

Here is what buyers need to understand. The club states that you do not have to live in Lake Quivira to be a member, and it sells non-resident memberships. But the relationship runs the other direction for residents: the community and club are tightly bound, and anyone buying inside the gate should assume the membership question is part of the purchase rather than an optional add-on. Inventory is thin, homes range from original cottages to complete rebuilds, and lakefront versus off-water pricing is a big spread. Ask early about resident membership obligations, dues, and what the transfer process looks like at closing.
