About Bickimer Homes

Tom and Mary Bickimer founded Bickimer Homes in 1982, and their son Tommy Bickimer runs it today as president. More than 1,000 families have built with them, and they have been a long-time member of the Kansas City Home Builders Association. They describe themselves as semi-custom, and I think that is exactly right: you personalize layouts and finishes on one of their plans without taking on the cost and calendar of a full custom home. They took top honors in the 2025 and 2026 Spring Parade of Homes, and their Parade entries have ranged from $940K up to $2.04 million.

Every Bickimer home is built to Energy Star standards, which matters in a market with real winters and real summers. The plans come in 1.5-story, reverse 1.5-story, and two-story formats. After closing, you get a one-year warranty with a dedicated warranty manager as your point of contact, which sounds small until you have tried to reach a builder in month eight about a sticking door. They will also build on a lot of your choosing, which keeps them in the conversation for buyers who already own land or have a specific neighborhood in mind.

Bickimer fits the buyer with a budget from the upper $600s to $1 million-plus who wants a say in the plan without a blank-sheet process. Their Overland Park list is long: Century Farms, Wild Horse in the mid $800s, Woodmyre from the $900s, Falls at Wolf Creek, Sundance Ridge, Polo Fields, BluHawk, Chapel Hill, and The Sanctuary. In Olathe they are at Heritage Ranch and Cedar Creek. In Lenexa, near their office, look for them at the Enclave at Manchester Park in the high $600s and Sunset Canyon from the $700s, and in Leawood at Aventino.

What their homes cost

Upper $600s to $1 million-plus for most communities, with Parade entries from $940K to $2.04 million; varies by lot and community.

Before you sign with Bickimer Homes

  • Register me as your agent before your first Bickimer model visit so the relationship is documented from the start.
  • The contract is Bickimer's own; look closely at how layout personalization is priced and when structural changes lock.
  • Bickimer will build on a lot of your choosing; bring the plat and HOA guidelines so they can confirm the plan fits the setbacks.
  • Homes are built to Energy Star standards and carry a one-year warranty with a dedicated warranty manager; keep a written punch list and use that contact.
  • Typical build timeline is not published; ask for a target schedule with selection deadlines at contract.

Bickimer Homes: questions buyers ask

Is Bickimer Homes a custom or production builder?

Semi-custom, by their own description. You choose a Bickimer plan in 1.5-story, reverse 1.5-story, or two-story format and personalize the layout and finishes. That gives you more room to adjust than a production builder without the open-ended scope of full custom. It is a good middle path for buyers who know what they want changed but do not want to start from zero.

Where does Bickimer build?

Mostly Overland Park: Century Farms, Wild Horse, Woodmyre, Falls at Wolf Creek, Sundance Ridge, Polo Fields, BluHawk, Chapel Hill, and The Sanctuary. In Olathe they are at Heritage Ranch and Cedar Creek; in Lenexa at the Enclave at Manchester Park and Sunset Canyon; and in Leawood at Aventino. They will also build on a lot you choose outside those communities.

What does a Bickimer home cost?

Their own range is upper $600s to $1 million and up, and the communities line up with that: Enclave at Manchester Park in the high $600s, Sunset Canyon from the $700s, Wild Horse in the mid $800s, Woodmyre from the $900s. Parade of Homes entries have run from $940K to $2.04 million, so the top end stretches well past a million on the right lot.

Can I use my own lot or my own agent with Bickimer?

Yes to both. Bickimer builds on a lot of your choice, which is not something every semi-custom builder offers, and having me registered as your agent before your first visit protects your representation. If you already own land, I will help you line up the survey and site-cost estimates so the numbers are real before you sign.
