Don Julian Builders has been at it since 1974 and has more than 2,000 homes to show for it. What sets them apart from other semi-custom shops is the in-house architect: you can take one of their plans and have it modified, or bring your own ideas and have a plan drawn for you, all under one roof. They also build on your own land, including acreage, which is unusual for a builder this active in developer communities. Selections happen at their own design center at 7805 Barton Street in Lenexa, so you are not chasing vendors around the metro.

The look is transitional, and they lean hard into the reverse 1.5-story plan, which is the format most of my move-down and empty-nester clients want: main-level living with a finished lower level for guests and grandkids. They had 17 homes in the Fall 2026 Parade of Homes, which tells you how much inventory they carry and how many communities they can show you in one afternoon. They built an Artisan Home Tour home in 2020 and have plans to return in 2027. Homes currently listed run from $942K to $2.06 million.

Their footprint is one of the widest in the area. In Overland Park you will find them at Sundance Ridge, Terrybrook Farms, the Falls at Wolf Creek, Wilshire Hills, and the maintenance-provided Villas of Avalon. In Leawood they are in East Village, Regents Park, and the Hills of Leawood. Add Bristol Highlands on the Shawnee and Lenexa line, Cedar Creek in Olathe, Loch Lloyd on the Missouri side, Staley Farms and Tiffany Greens in the Northland, and Riss Lake in Parkville. They do not publish a warranty term or a typical timeline, so I ask for both in writing.

Semi-custom with real custom capability. Their in-house architect can modify any of their plans or draw a new one for you, and you make selections at their own design center. Most buyers start from a Don Julian plan and adjust; a smaller number go fully custom, often on their own land. That flexibility is the main reason they show up on so many of my shortlists.
