About Roeser Homes

Austin Roeser founded Roeser Homes in 2004, and his wife Shelly Roeser leads the interior design side. They have built more than 700 homes and were named Kansas City Magazine's Best Custom Home Builder for 2026. What I like most is how transparent the process is. There are 21 plans, and you can customize any of them completely with no design fee. You get a personal construction manager, weekly updates, and a Buildertrend portal where you can see photos, schedule, and selections. They had two homes on the 2026 Artisan Home Tour, both in Hidden Lake Estates at Cedar Creek in Olathe.

The look is timeless and transitional: clean lines, warm materials, nothing that will feel dated in ten years. Their published terms are more specific than most, which I appreciate. Earnest money is 5 to 10 percent, builds run 9 to 12 months or longer, and warranty visits are scheduled at 60 days and 11 months. They also state plainly that site costs like piering and retaining walls are extra, which is true for every builder but rarely written down. Knowing that up front lets you budget for a sloped lot honestly instead of discovering it at the first draw.

Roeser fits the widest range of buyers on this list, from a first Sundance Ridge home in the $400Ks to a $1.5 million Aventino estate. They build in all three Sundance Ridge neighborhoods, plus The Sanctuary, Century Farms, Terrybrook Farms, Wild Horse, and Wilshire Hills in Overland Park. In Leawood they are at Aventino from $800K to $1.5 million. In Lenexa look for Silver Leaf, Sunset Canyon, and Arbor Lake; in Olathe, Hidden Lake Estates at Cedar Creek from $600K to $1 million and Stonebridge Park. They also build in Canyon Lakes in Shawnee, Reinhardt Estates in Fairway, Prairie Village infill, Winterset Falls in Lee's Summit, and on your own lot anywhere in the metro.

What their homes cost

Roughly $400K to $1.5 million, from Sundance Ridge starting points around $450K to Aventino at $800K to $1.5 million; varies by lot and community.

Before you sign with Roeser Homes

  • Register me as your agent before you tour a Roeser model or Artisan home; it has to be on record before your first visit.
  • You sign Roeser's own contract with 5 to 10 percent earnest money; read the change-order and allowance terms since customization is free at the design stage but not always at the framing stage.
  • Any of the 21 plans can be fully customized at no design fee, and Shelly Roeser's team handles interior design; ask how selections deadlines tie to the schedule.
  • Plan on 9 to 12 months or longer from start to keys, with a personal construction manager, weekly updates, and a Buildertrend portal.
  • Site costs such as piering and retaining walls are extra; get a written site estimate for your specific lot before signing, especially on sloped or walkout lots.

Builder rosters, incentives and price bands change as phases open and close. I verify this page against live listings on a biweekly cycle; call me for the current version before you commit.

Roeser Homes: questions buyers ask

Is Roeser Homes a custom or production builder?

Semi-custom that behaves like custom. There are 21 plans, and you can change any of them completely without paying a design fee. Shelly Roeser's interior design team works with you on finishes, and you get a personal construction manager and weekly updates. You are not drawing from scratch, but you are not locked into a menu either, which is why they suit so many different buyers.

Where does Roeser build?

Across Johnson County and beyond. Overland Park: all three Sundance Ridge neighborhoods, The Sanctuary, Century Farms, Terrybrook Farms, Wild Horse, Wilshire Hills. Leawood: Aventino. Lenexa: Silver Leaf, Sunset Canyon, Arbor Lake. Olathe: Hidden Lake Estates at Cedar Creek and Stonebridge Park. Also Canyon Lakes in Shawnee, Reinhardt Estates in Fairway, Prairie Village infill, Winterset Falls in Lee's Summit, and your own lot anywhere in the metro.

What does a Roeser home cost?

The band is wide, roughly $400K to $1.5 million. Sundance Ridge runs from about $450K to over $1 million depending on the neighborhood, Hidden Lake Estates at Cedar Creek from $600K to $1 million, and Aventino in Leawood from $800K to $1.5 million. Remember that site work such as piering and retaining walls is extra, so a sloped lot adds to any of those numbers.

Can I use my own lot or my own agent with Roeser?

Yes to both. Roeser builds on your lot anywhere in the metro, and their published process applies the same way: personal construction manager, weekly updates, Buildertrend access, and a 9 to 12-month-plus build. Register me before your first visit. If you own land, I will get their site-cost estimate in writing so piering and grading are in the budget from day one.
