Lambie Custom Homes

Lambie Custom Homes traces back to Lambie Construction in 1978, with Jim Lambie at the center of it, and since 2021 it has operated as Lambie Grand LLC in partnership with Grand Oak Builders. Their current work is mostly maintenance-provided twin villas, which is the product a lot of my clients in their sixties and seventies are actually looking for: a new home with a main-level primary suite, an attached neighbor, and someone else mowing the lawn. They won first place for Distinctive Plan and Design at the 2025 Spring Parade with a $1.322 million Leawood home.

They work from a named plan library, with plans like the Belmont, Winfield, and Camden, and they often have quick-delivery homes available, which means a villa that is already under way and can close in months rather than a year. The Regents Park villas in Leawood are NSPJ-designed reverse 1.5-story plans, which gives them a level of architectural polish you do not always see in paired homes. The style is modern transitional, and the plans come in reverse 1.5-story and single-level formats. This is not a builder for someone who wants to redraw a floor plan; it is a builder for someone who wants a well-designed villa done right.

Where to find them: Regents Park in Leawood, with paired villas from $999K to $1.44 million; Bristol Highlands twin villas in Lenexa from the $500s; and Mize Hill twin villas in Lenexa from the upper $400s to $550K. They are also the co-developer, though not the builder, of Woodmyre in Overland Park and Heritage Ranch in Olathe, which is worth knowing so you do not expect a Lambie home there. Own-lot building is not part of their current program, and they do not publish a warranty term, so I ask for that in writing at contract.
