SAB Homes has been building around Kansas City since 1989, and Scott Bamesberger still runs it. With more than 1,649 homes behind them, they have earned a GuildQuality Guildmaster award every year from 2017 through 2026, which is a customer-satisfaction survey run by a third party, not a trade group pat on the back. That track record is what I point to first. They are also one of the heaviest Parade of Homes participants in the metro, so you can nearly always walk a finished SAB home in person rather than judging from renderings.
Their model is design-build with in-house designers. You pick a plan in ranch, reverse 1.5-story, two-story, or villa format, then sit down for a formal selections meeting where their team walks you through finishes rather than sending you out to vendors alone. The look is craftsman-leaning with a lot of trim detail: built-ins, beams, wainscoting, and millwork that make the interiors feel finished rather than staged. After closing they run an in-house warranty program with scheduled three-month and eleven-month visits, which I appreciate because those are the windows when nail pops and settling show up.
SAB fits a buyer who wants more say than a production builder allows but does not want to manage an architect. In Overland Park they are at Century Farms, roughly $961K to $1.21 million, and Southern Meadows, $630K to $665K. In Olathe you will find them at Heritage Ranch from $589K to $1.04 million, plus Boulder Creek and Boulder Hills, the Greens at Prairie Highlands, and the Village of Forest Hills, and at Bristol Highlands on the Shawnee and Lenexa line. On the Missouri side they build at Creekmoor in Raymore and at Hook Farms and Whispering Woods in Lee's Summit. Own-lot builds are not something they advertise, so ask.
