Chris George Custom Homes goes back to 1976, and it is now in its third generation with Chris George III and Caleb George as owners. More than 1,500 families have built with them, and they have ranked among the top builders in Kansas City by permits since 1989, largely on referrals. The model is flexible: pick one of their 20 predesigned plans, have one modified, or go fully custom, all with in-house architecture. They will build on your own land, including rural acreage, and you follow the build through a Buildertrend portal. One note: this is not the same company as Homes by Chris, which comes up in searches.
They work two markets that rarely overlap. The first is Spring Hill school district subdivisions: Stonebridge Meadows, Pointe, and Trails in Olathe from $500K to $800K, Woodland Ridge in Spring Hill, Greens of Chapel Creek in Shawnee, Bristol Highlands North in Lenexa from $650K to $1.5 million, and Falcon Lakes in Basehor. The second is teardown-rebuilds in northeast Johnson County: Prairie Village from $900K to $1.55 million, Fairway around $1.3 million, Leawood up to $2.43 million, and Westwood. A builder comfortable with both a fresh subdivision lot and a 60-foot infill lot is not common.
Chris George fits buyers who want a semi-custom home with in-house design support, whether that means a new plan on acreage or a rebuild on an established street. Prices run from about $515K to $2.43 million across everything they do, so the fit depends on which market you are shopping. Because so much of their business is referral-driven, I find their past clients are easy to talk to, and I recommend doing that. They do not publish a warranty term or a typical build timeline, so I ask for both at the first meeting and get them into the contract.
