New construction luxury home under way in Johnson County, Kansas

Kansas City Home Builders Directory

Custom, semi-custom and production builders across Johnson County and the metro — who they are, where they're building right now, what their homes cost, and what to know before you sign.

When someone searches “Kansas City home builders” they usually want a list. Here it is, but organized the way I actually think about it when a buyer calls: by tier first, because a production builder in Sundance Ridge and a custom builder on a single Leawood lot run completely different businesses. They price differently, contract differently, schedule differently, and let you change different things.

Every builder below has a profile with a verified price band, the communities they are building in this season, what their process looks like, and the homes they have on the market right now pulled live from the MLS. The wider map of which builders work in which neighborhoods is in who builds where in Johnson County; the top-of-market profiles are in my custom home builders guide.

One thing to do before you walk into any model home: register me as your agent. The on-site team works for the builder, the builder pays the buyer-agent fee in nearly every Kansas City community, and once you have toured alone many builders will not let an agent represent you afterward.

Questions buyers ask

Who are the best custom home builders in Kansas City?

It depends on the lot, the budget and the style you want, which is why this directory is organized by tier and community instead of a ranking. For true custom work in Johnson County, buyers most often shortlist Willis Custom Homes, Starr Homes, James Engle, Lambie, Chris George, Walker Custom Homes and the Artisan Home Tour builders. I will tell you honestly which ones fit your project.

Do I need my own agent when buying from a builder?

Yes, and it costs you nothing in most Kansas City communities because the builder pays the buyer-agent fee. The on-site sales team works for the builder. Register me on your first visit to a model home; if you visit alone first, many builders will not let an agent represent you afterward.

Production homes in south Overland Park and Olathe generally start in the $500s to $600s; semi-custom runs roughly $700K to $1.2M; and custom builds on premium lots in Lionsgate, Mills Farm, Hallbrook or Loch Lloyd start above $1.2M and go well past $3M. Each builder page lists a verified band and I keep it current from live listings.

Production plans typically run six to nine months from contract to keys. Semi-custom is closer to nine to twelve. True custom on your own lot is usually twelve to eighteen months once design and permits are done. Weather, selections lead times and city inspections are the usual variables.
